Garage door repair in Oakville

Four towns until 1962

Bronte started as a fishing village at the mouth of Twelve Mile Creek in 1834 and got its harbour in 1856. Oakville itself dates from 1827, when William Chisholm bought the land around the creeks at auction. Palermo, Sheridan and the rest of Trafalgar Township were separate until 1962, when the lot of them merged into one Town of Oakville that runs north to Steeles Avenue. The 2021 Census counts 5,950 occupied dwellings in Oakville built in 1960 or before, and those are the streets of Old Oakville and Bronte south of the QEW, where a garage, when the house has one, may be a separate building at the back of the lot rather than a room of the house.

A detached garage on an older lot changes the job. The slab is unheated, the framing is older than the door, and the opener may be the first one the building has ever had. Tell Protech it is detached when you send the form.

Two permits before the door changes

Oakville has four heritage conservation districts under Part V of the Ontario Heritage Act: Old Oakville, First and Second Street, Trafalgar Road and Downtown, 418 properties between them as of August 2015. On a designated property, the Town's heritage permit guide lists replacing a door among the alterations that need a heritage permit first. A garage door on a Trafalgar Road house is a door. Get the permit before the door is ordered, because the panel design and the colour follow the permit, and the Build Your Door tool is a quick way to put a Garaga design in front of the committee on a photo of the actual house.

The building permit is the other one, and the Town's page is plain about it: replacing a door with one of the same size needs no building permit; adding a new door or increasing the size of an existing one does. A designated house may need the heritage permit and not the building one.

Glen Abbey, and the openers of the 1990s

The Glen Abbey golf course opened in 1977 west of Dorval Drive, and the streets around it and out to Third Line came in the years after. Oakville built 13,600 dwellings in the 1980s and 11,910 in the 1990s. The doors on those streets are on their second or third set of springs, and the opener that was hung with the house is the one that fails now: it runs and the door stays put, or it closes and reverses at the floor. North of Dundas

Iroquois Ridge, West Oak Trails and the Uptown Core are the 2000s. The census counts 8,320 dwellings built in Oakville between 2016 and 2021, the largest five-year figure in the city since the 1970s, and most of that is north of Dundas. A door of that age is coming up on its first broken spring. The door gets heavy over a season, the builder's opener strains, and then there is the bang. The Ford plant and the strip along Royal Windsor Drive

Oakville Assembly opened in 1953 and built nearly every Ford sold in Canada until 1966. It is being retooled from 2024 to build Super Duty trucks from 2026, with about 3,400 people on the payroll. Repair or replace, and what it costs

A carriage-house door on a designated street costs what its panels and its permit cost, and a plain steel double in West Oak Trails costs something else. A broken spring on a sound door is a spring. A rusted bottom section on a 1980s door in Glen Abbey with an opener on its last legs is a new insulated door and a new opener, and it is cheaper to do both in one visit than in two. Ask for the repair figure and the replacement figure together.
