A city that was built in twenty years

Burlington had 6,017 people in 1951 and 47,008 in 1961. The QEW had opened in 1939, and on 1 January 1958 the town took in most of Nelson Township and the village of Aldershot, so the farms between the lake and the escarpment turned into streets in a single generation. The 2021 Census counts 73,180 occupied private dwellings in the city, and 24,485 of them, one in three, were built between 1961 and 1980. Another 10,220 date from 1960 or earlier.

That is the door stock. A garage from those two decades is on its second door or its first replacement opener, and the opener is the part that decides the call. A chain-drive unit hung in the 1990s on a 1970s door has done its working life. A gear kit buys it a season. A new belt-drive unit ends the calls, and on a single attached garage with a bedroom over it the belt drive is the one to ask for.

South of the 407 and north of it

Burlington's own planning divides the city at the Parkway Belt and Highway 407. The urban area is south of that line. North of it, and in north Aldershot, the land is agricultural, rural residential and conservation, up the face of the escarpment. A call from north of the 407 is a different job from one on a cul-de-sac off Guelph Line: a detached workshop on a gravel drive, a door wider and taller than a subdivision double, an opener that has to lift a door with no insulation and a winter of frost behind it. Doors that stand open on Mainway and Harvester Road

The industrial streets between the QEW and Mainway, Harvester Road among them, hold distribution centres and light manufacturing with commercial overhead doors and dock doors that cycle all day. The permit position in Burlington

The City of Burlington's building permit page lists replacing doors or windows in an existing opening in a house, or in an accessory building serving the house, as work that needs no permit. A new detached garage or shed under 15 square metres with no plumbing needs none either. Widening the opening for a bigger door is structural work and does need one; ask the City's building division before the new door is ordered, because the door size follows the permit and not the other way round.

Getting a van from Mississauga

The shop is at 1495 Bonhill Rd #14 in Mississauga, about 50 km by road from downtown Burlington on the 403 and the QEW. There is no Burlington address. Repairs are booked same day. At 50 km the window is longer than for a Mississauga street, so give the street as well as the town: Aldershot at the Hamilton end and the streets by the Oakville line are a long way apart on the QEW at five o'clock, and the time you are quoted depends on which one you are at. Repair or replace, in Burlington's terms

A 1970s single-skin steel door on an attached garage under a bedroom, with a stripped opener and a bottom rail that flakes when you kick it, is a replacement door and a new opener in one visit, and the bedroom over it will notice in January. The same opener on a door that is sound is a gear kit or a new unit and nothing else. A 2000s double with its first broken spring is a spring repair, not a door. Ask for the repair figure and the replacement figure together.
