Which Toronto calls are garage door calls

Toronto is a city of 1,160,890 occupied private dwellings, and 340,185 of them, 29 percent, were built in 1960 or before. Only 270,490, under a quarter, are single-detached houses. So most Toronto homes have no garage door at all, and the honest first paragraph on a Toronto page says which calls are Protech's and which are not.

A century semi in the old city with a front porch and a shared drive has no garage. That is not a call. The same semi with a garage on the lane behind it is a call, and a common one. A postwar bungalow in the former boroughs with an attached single is a call. A townhouse with a garage under the front room is a call. The parking garage under a condo tower is an overhead door too, a commercial one on a commercial opener, and the property manager's call rather than the resident's. A house with a carport and no door is not a call until somebody wants a door on it.

Laneway garages

Toronto has about 257 km of public laneways, most of them in the old City of Toronto and East York, and the garages on them are their own kind of door. The door faces a lane a car's length wide, so it opens with the bumper almost against it. The garage is a separate building on an unheated slab, often older than any door in it, with an opening that is whatever the 1920s bricklayer left. The opener, where there is one, was fitted long after the roof.

Since 28 June 2018 in Toronto and East York, and since 16 July 2019 across the city, a laneway garage can become a laneway suite, a self-contained home on the same lot. A garage that is becoming a suite stops being a garage-door job. One that is staying a garage, next to a neighbour's new suite, is a door replacement or an opener installation on an opening that has to be measured in person, and a door for it is ordered, not carried.

The Port Lands and the industrial east

The Port Lands are the filled marsh of Ashbridge's Bay, about 400 hectares of it, drained and filled by the Toronto Harbour Commission between 1912 and the 1920s for industry. Industry is still there: container shipping, the Portlands Energy Centre, Pinewood Toronto Studios on the old Esso tank farm since 2008, and the marina. In 2024 Waterfront Toronto finished the new river channel that takes the Don south through the site instead of round its old right-angle bend. Film stages, freight sheds and the warehouses east along Commissioners Street and up the Don run commercial overhead doors and dock doors that cycle all day. The permit position in Toronto

The City's building permit page lists replacing a window or door in an existing opening in a detached, semi-detached or row house, or in an accessory building serving it, as work that needs no permit, provided the opening does not move or grow and the structure around it is untouched. A laneway garage is an accessory building, so a like-for-like door on it needs none. Widening the opening, or turning the garage into a suite, does, and the suite is a different application altogether.

Getting a van into Toronto
