The oldest garages on the run

The 2021 Census counts 23,655 occupied dwellings in Welland and dates 8,615 of them, 36 per cent, to 1960 or before: the highest pre-1960 share of the seven Hamilton and Niagara municipalities Protech covers. Another 6,895 are from 1961 to 1980. Only 1,115 were built in the five years to 2021. Those old streets were built for the canal plants: the Plymouth Cordage Company's Canadian branch started in 1904, Atlas Steels was founded in the 1920s and became Canada's largest stainless maker before it was demolished in 2007, and Union Carbide and John Deere had plants of their own. The houses that went with them are workers' houses on narrow lots, and the garage, where there is one, is a small single: an eight-foot door, low headroom, and a ceiling that was never meant to carry an opener rail.

Openers for garages that were not built for them

That is why the opener is the first thing to get right in Welland. A rail-mounted chain drive wants clearance above the open door that a 1940s garage may not have, and a wall-mounted opener that turns the torsion shaft directly is the answer when it does not. The canal moved in 1973 and the plants left after it

The Welland By-Pass was started in 1967 and finished in 1973, and the old channel through the middle of the city is now the Welland Recreational Waterway, with a "Go Quietly" by-law that keeps motorboats off it. The plants along the old canal went one by one. John Deere announced in September 2008 that it would close its Welland works, 800 jobs, and move production to Wisconsin and Mexico by the end of 2009. Dain City, at the south end of town where the Waterway meets the by-pass, was built by and for the Dain Manufacturing Company that became that plant; the Forks Road bridge that served it was removed in April 2019, leaving one bridge in. What comes next on the canal is houses: a development announced in 2023 plans more than 3,800 homes on nearly 62 hectares along the Waterway, with construction from 2026, which means the next generation of Welland garage doors will be new construction on brownfield.

Overhead doors on the industrial side

Industry did not leave entirely. General Electric broke ground on 2016-08-26 on a 450,000-square-foot gas-engine plant near East Main Street and Highway 140, and Niagara College has a campus in the city. Plants, shops and the college's trades buildings run commercial overhead doors, and Protech services and replaces commercial doors and commercial openers on a booked visit, which at this distance is how the commercial work is best done.

Getting a van to Welland

Highway 406 has been a four-lane freeway for its whole length since September 2015 and ends at a roundabout at East Main Street, so the run from Bonhill Road is the QEW to St. Catharines and the 406 south, about 120 km by road. Repairs are booked same day; the window is longer here than anywhere nearer the branch, and no arrival time is promised. Give the street and say if it is Dain City, which is past the Townline Tunnel at the far south end. A door off its track should not be run at all until someone arrives.

Permits in Welland

The City of Welland's Building Division is at Civic Square, 60 East Main Street, and applications go through its CityView online portal. The City's permit page does not publish a list of exemptions, so for a new detached garage or a widened opening ask the Building Division for that address. The zoning by-law does say where an accessory building may stand: a detached garage no closer than 5.5 metres to the street line, no closer than 0.9 metres to the house, no taller than 6 metres, and all accessory buildings together on no more than a tenth of the lot. Replacing a door in an existing opening is a different matter from building a garage and is not what those rules govern.

Repair or replace, and then the form

A 1948 single-skin door on a Plymouth Cordage-era garage with a rotten bottom rail is a replacement, and a spring on it first is money on a door that is leaving. A 1975 door with a stripped opener gear is a repair, and a small one. A door in Seaway Village or Regatta Park in Dain City is 1970s stock and usually somewhere between.
