The London branch

What actually breaks

A torsion spring, a cable off its drum, rollers out of the track, the photo-eye sensors at the bottom of the tracks, and the opener. A spring goes with a bang and the door will not lift. A cable slips and one side hangs lower than the other. A sensor knocked out of line makes the door reverse instead of closing, usually with the opener light blinking a count at you. When the motor runs and the door stays put, the gear kit has stripped.

The mechanics of each of those live on the service pages linked below. What this page is for is the branch: where it goes, what the season does, and how to reach it.

What the season does

The winter this branch works in

London sits about 60 km downwind of Lake Huron, and a share of its snow arrives as lake-effect squalls rather than as a passing system. Environment Canada's 1991 to 2020 normals for the London airport station put 190 cm of snowfall across the six months from November to April, 52 cm of it in January alone. Toronto Pearson's normal for the entire year is 114.5 cm.

A door here spends more of the season standing in a drift than a door in the GTA does, and it is the bottom section that pays for it. Wet snow packs against the panel, sits there, and works into the seam. The failures that follow are a rusted bottom section, a seal torn away when the door was forced off a frozen slab, and a spring that had been weakening quietly and let go on the coldest morning of the year. None of that is exotic. It is what 190 cm does over ten or fifteen winters.

One branch, a county and a half

This branch covers 79 places. London and its own ring first, then the towns: Sarnia about 100 km west on the 402, Chatham further west again, Strathroy and Glencoe between them; Goderich and Clinton north to the lake, Exeter and Lucan up Highway 4; Stratford, St. Marys, Mitchell and Listowel to the northeast; Woodstock, Ingersoll, Tavistock, Norwich and Tillsonburg east; St. Thomas, Dutton and Dorchester south and around.

Those are not suburbs of London. Each is its own municipality with its own building department, and a call from Goderich is a different drive from a call in Oakridge. It is worth saying so on the phone: the town changes what can be promised about timing far more than the fault does.

The houses, and why the opening comes first

Statistics Canada counted 174,655 occupied dwellings in London in 2021. The largest block, 52,265 of them, went up between 1961 and 1980, after the city annexed Byron, Masonville and the rest of its ring in 1961 and more than doubled its area. Another 39,135 date from 1960 or before, and 39,985 have been built since 2001, most of them on land annexed from Westminster Township in 1993.

Those three groups want three different conversations. On the 1961 to 1980 stock the garage is attached and the door is a straightforward replacement. Behind the pre-war streets in Old South and around Wortley Village the garage is often a detached building on its own slab, reached by a laneway, on a lot laid out before anyone owned a car. The opening there is narrow, the headroom is short, and the opening decides the door long before the catalogue does. On the newest streets the call is nearly always the opener rather than the door.

Overhead doors, shops and farms

On a commercial building the same product is called an overhead door. London's industrial land runs along the Veterans Memorial Parkway on the east side, in Innovation Park north of the 401 and Skyway Industrial Park between the parkway and Crumlin Side Road. Maple Leaf Foods opened a 660,000 square foot poultry plant at 1577 Wilton Grove Road in November 2022, and General Dynamics Land Systems employs more than 2,400 people in the city.

Past the city limits it is farmland. Middlesex County's economic development office counts 2,352 farms across 246,592 hectares. A machine shed door is a sectional overhead door sized to whatever has to drive under it, on a building nobody heats, and a farm shop usually wants a jackshaft operator mounted beside the door so the ceiling stays clear for a hoist. The branch supplies and services both.

Booking, and what to say

Call (226) 270-9715 or send the contact form. Give the town, the street, the width of the door, whether the garage is attached, and what it is doing. For a repair that description is usually enough to load the truck correctly. For a new door or a new opener, the quote is built from a measurement of the opening, so nothing firm can be given before somebody has seen it.

What decides the price

A torsion spring pair, a cable set, an opener gear kit and a complete new opener are four different bills, and a door that has snapped a spring often needs its cables at the same time. On a replacement it is the opening, the material, the number of layers and the insulation between them that move the number. There is no figure on this page, because one given before the door has been seen is a guess, and in a region where half the calls come from a different municipality than the last one, so is any promise about how fast it arrives. Ask both questions when you call and get the answers for your town.

London questions

Asked in London

Answered for London specifically, not for everywhere at once.

Where is the London branch?

At 1003 Farnham Rd in Westmount, London, N6K 1S3, and customers are welcome there. Call (226) 270-9715 to arrange a visit, or to book the work at your door, which is where most repairs happen anyway.

How far out from London do you go?

The branch covers 79 places across the southwest. Sarnia is about 100 km west on the 402, Chatham further west again, Goderich and Clinton north to the lake, Stratford and St. Marys northeast, Woodstock and Tillsonburg east, St. Thomas south. Each of those is a separate municipality rather than a suburb, so name your town when you call and ask about timing rather than assuming a London answer applies.

Why does my door fail here and not at my sister-in-law in Toronto?

Snow. The 1991 to 2020 normals put 190 cm on the London airport station between November and April, 52 cm of it in January. Toronto Pearson's normal for the whole year is 114.5 cm. A door in London stands in packed wet snow for more of the season, and that shows up first in the bottom section and the seal rather than in the mechanism above it.

Do you do doors on farm buildings and shops?

Yes. Middlesex County alone counts 2,352 farms, and a machine shed door is a sectional overhead door sized to whatever drives under it on a building nobody heats. A farm shop or a commercial unit usually wants a jackshaft operator beside the opening so the ceiling stays clear for a hoist. Send the width, the height of the opening and what passes through it, and the quote comes off those numbers.
