No one decade built Markham

Markham was a village in 1872, a town in 1971 and a city on 1 July 2012. It had about 56,000 people in 1976 and 338,503 in 2021. The census spreads its 110,865 occupied homes across the decades almost evenly: 17,710 from 1961 to 1980, 20,570 in the 1980s, 17,265 in the 1990s, 16,045 from 2001 to 2005, 13,510 from 2006 to 2010, 13,430 from 2011 to 2015 and 9,500 since. So a Markham door's age is set by its community. Milliken and the streets around Markham Village are the 1960s and 1970s; Unionville's subdivisions and Thornhill's east side are the 1980s; Berczy Village, Wismer and Greensborough are the 2000s; Cornell is 1997 onward. 15,985 of the homes are row houses, which means a single door on a shared wall, an opener whose noise crosses into the neighbour's bedroom, and a belt drive as the right choice when it is replaced. Cornell: the garage is behind the house

Cornell, in the northeast between the 407, 16th Avenue, Ninth Line and the Donald Cousens Parkway, was designed in 1994 by Duany Plater-Zyberk as a new urbanist community, and building began in 1997. Most of its houses are townhomes, semis and detached houses with the garage at the rear, on a lane, with the front door on a porch facing the street. It had 9,880 residents in 2011.

That layout changes a garage door call in three ways. There is no driveway to leave a car on, so a door that will not open strands the car inside and a door that will not close leaves the lane open to the garage. The van parks in the lane, which is narrower than a street and shared with every neighbour's garage, so the visit is planned for the time of day the lane is clear. And the door faces back windows rather than a road, so a loud opener is a neighbour problem: the quiet options are the ones to ask about. Cornell also has the newest doors in the city on their first hardware, and the first calls from a 2005 lane garage are the remote, the photo-eyes and a spring at the end of its cycle count.

Unionville and the older cores

William Berczy brought the first settlers to Markham Township in 1794, and Unionville's Main Street still reads as the village that grew from the 1840s, with century homes along it. It is a designated heritage conservation district. Garages there sit behind the houses and were added later, single-bay and low, and a door on one is a heritage question before it is a hardware question. Markham Village's Main Street has the same shape. The 404 and 407 corridor

Markham calls itself Canada's high-tech capital, and the City's own figures are 10,400 companies, more than 400 Canadian head offices and more than 1,000 technology and life-sciences companies employing 37,000 of a 167,500-person workforce. IBM's Canadian head office and its software lab are at 8200 Warden Avenue. AMD, Honda Canada, Hyundai, Lenovo, Aviva and Johnson & Johnson are headquartered here. Those campuses and the warehouses along the 404 run receiving doors, service doors and parking-garage doors on commercial openers, and a door that stands open through a shift is the one that fails first. Getting a van from Mississauga

Bonhill Road is off Dixie Road, and the van rides the 407 east to its Highway 7 exit for Markham, about 40 km by road; it is the far end of the 407 for this branch. There is no Markham premises. Repairs are booked same day, and at 40 km that means a window in the day rather than the next hour.

Repair or replace, and what it costs

A 1998 double in Berczy Village with a broken spring is a repair. A 1968 single in Milliken with rust through the bottom panel and a spring gone is a replacement, and a spring on it is money spent on a door that is leaving.
