Two cities, one street

Thornhill is one of Ontario's earliest settlements: the first mill went up in 1801 on the Don, and Benjamin Thorne arrived from Dorset in 1820 to run a gristmill, a sawmill and a tannery. Grain paid for it, and when Britain repealed the Corn Laws in 1846 the boom ended. The Police Village of Thornhill lasted until 1971, when York Region was created and Yonge Street became the line between the Town of Vaughan and the Town of Markham. It still is. In 2016 the two halves together held 112,719 people.

For a garage door, the split is practical. East of Yonge, Markham's Building Standards counter (buildingstandards@markham.ca) answers whether the job needs a permit; the City's own list of no-permit work covers sheds, decks and furnaces and does not mention doors. West of Yonge, Vaughan's page is explicit that a new door opening in an exterior wall or a wider existing one needs a permit. A door swapped into its own opening appears on neither list.

The heritage district along Yonge

The Thornhill Heritage Conservation District runs along Yonge between Thornhill Avenue and Elgin Street: 138 properties on the Markham side and 82 on the Vaughan side, mostly houses, with shops fronting Yonge. Markham passed its by-law on 15 July 1986 and Vaughan followed with its own. Designation is for the whole property, every structure on it, and that is the sentence that matters for a garage. The garages behind those houses were added long after the houses, as carriage sheds and single-bay detached garages on their own slabs, and a new door on one is an alteration in a heritage district. Vaughan's guidance says general maintenance usually needs no heritage review while a change may. Ask the heritage planner for that address before choosing a door, and if the answer is a wood or carriage-style door, Garaga builds those.

The doors themselves are the low, narrow ones: an eight-foot opening under a seven-foot header, sometimes a swing door that was never converted. An opener on that garage needs headroom it may not have, and the visit starts with a tape measure.

The streets either side, since the 1960s

Thornhill's growth from the 1960s onward came from bordering what is now the City of Toronto. The subdivisions south of Highway 7 on both sides of Yonge are 1960s and 1970s houses, and a door of that age is on its second or third opener: a single on the older streets, a double on the later ones. Thornhill has no census line of its own; its homes are counted inside Vaughan's 103,915 and Markham's 110,865, and the decade figures for those two cities are the closest a public source gets. What can be said is that the house next to a 1970s house here is usually another 1970s house, and the opener above it is the usual reason to write.

A 1972 single in Royal Orchard with a spring gone and sound panels is a repair. A 1920s carriage shed door on a designated property that has rotted along the bottom is a replacement, a heritage conversation, and a longer lead time for the door itself.
