Vaughan nearly tripled, and the doors came with it

Vaughan became a town in 1971 and a city in 1991, and the 1991 census counted 115,477 people. The 2021 census counted 323,103. Between 1996 and 2006 it was the fastest-growing municipality in Ontario, up 80.2 per cent in ten years. Woodbridge, Maple, Thornhill, Kleinburg and Concord are the five communities inside it, and the subdivisions were poured between and around them.

The census puts a date on the doors. Of 103,915 occupied homes, 20,700 were built in the 1980s, 23,080 in the 1990s, 16,755 between 2001 and 2005 and 14,875 between 2006 and 2010: nearly three in four homes in the city went up in one thirty-year run. And 64,995 of them are single-detached houses, which in Vaughan means a two-car garage facing the street with a builder-grade opener above it. That opener is now fifteen to forty years old. A new opener is the most common job Protech does in the city, and a house from the 1996 to 2006 boom is the most common address.

One of the largest transportation hubs in Ontario

The City's economic development office calls Vaughan one of the largest transportation hubs in the province, and the numbers behind that are doors. Its logistics sector is 160 companies and 9,670 employees; distribution and e-commerce is 1,050 companies and 21,000 employees; the industrial inventory was nearly 100 million square feet at the end of 2023. CN's MacMillan Yard, opened in 1965 across Maple and Concord, is three kilometres long, a kilometre wide and the second-largest classification yard in Canada. Home Depot's distribution centre, FedEx and Purolator run out of the 400, 407 and 427 corridors.

The Vaughan Metropolitan Centre sits at Highway 7 and Jane Street, northeast of the 400 and 407 interchange, on 179 hectares that were the farming community of Edgeley and then a stretch of big-box stores. The subway reached it in December 2017 as the northwest end of Line 1. The City plans 25,000 residents and 11,000 jobs there by 2031. The census already counts 13,750 Vaughan homes in buildings of five storeys or more, and each of those buildings has a parking garage door that every resident drives through twice a day. Those are commercial openers on a high cycle, and a stuck one blocks a whole building.

Permits, and what Protech does in Vaughan

The City's page on door and window openings is specific: a building permit is required when installing a new door or window opening in an exterior wall, or when increasing the width of an existing opening. Getting a van from Mississauga

The branch is on Bonhill Road, off Dixie Road. A van reaches central Vaughan by the 401 and the 400, about 25 km by road; Woodbridge is closer, and Kleinburg further. There is no Vaughan premises. Repairs are booked same day, and at 25 km that means a window in the day rather than the next hour. Say the community when you write, Maple or Concord or Kleinburg, and say whether it is a house or a loading bay.

Repair or replace, and what it costs

A stripped drive gear in a 2004 opener is a small repair; the same opener with a burnt-out motor is a replacement. A 1988 steel door in Maple with a broken spring but sound panels is a repair. A door on a Concord warehouse that a forklift has hit twice is a replacement, because the track and panels are both bent and a spring on it is money wasted.
