Hamilton has three kinds of garage, and the escarpment sorts them

The 2021 Census counts 222,805 occupied dwellings in Hamilton, and 73,110 of them, one in three, were built in 1960 or before. Nearly all of those sit below the escarpment. The lower city was laid out on narrow lots, so where there is a garage it is usually at the back, on a rear lane: the City counted close to 100 kilometres of laneway in wards 1 to 4 when it rewrote the zoning to allow laneway houses in 2018. A detached garage on a lane off Barton Street is a single door, often the original wood one, on a slab that has heaved through seventy winters. It is unheated, and its opener, if it has one, was bolted on decades later to a ceiling never framed for it.

The Mountain is the second kind. Hamilton finished annexing Barton Township, the farmland on top of the escarpment, in 1960, and most of the 62,560 dwellings the Census dates to 1961 through 1980 are up there: bungalows and side-splits with an attached single, or a carport that somebody closed in later. Those doors are on their second or third opener. The door itself is often 1970s steel with nothing inside it, which is fine over a carport and a cold problem over a garage that shares a wall with the family room.

The third kind is the edge. Glanbrook, which is Binbrook and the airport lands, grew 95 per cent between 2006 and 2016 by the City's own count, and Waterdown on the far side of the escarpment reached about 24,400 people by 2021. Those are 2000s and 2010s two-car doors on the opener the builder hung: the calls for a quieter belt drive under a bedroom and for the first spring and cable change.

Openers and new doors

The opener is the part of a Hamilton garage that gets replaced most often, because it wears out on a schedule the house does not. Between the piers and Burlington Street the buildings are warehouses and transload sheds, and their doors are sectional overhead doors and dock doors that cycle from the first truck to the last. Repair, and what the drive means

Repairs are booked same day. The van comes from Bonhill Road over the QEW and the Burlington Skyway, then the 403 for the west end and downtown, the Lincoln Alexander Parkway for the Mountain, and the Red Hill Valley Parkway, open since 2007, for the east end. Downtown is about 55 km by road; Binbrook and Waterdown are further and in opposite directions, so give the street when you book and say whether the garage is attached or on a lane. No minutes are quoted here for the Skyway at five o'clock. A snapped spring, a door off its track and an opener that runs without moving the door are the usual three.

Permits in Hamilton

The City of Hamilton requires a building permit for a detached accessory structure larger than 15 square metres, and treats a garage or carport attached to the house as an addition that needs a permit at any size. Replacing a door in an existing opening is not on that list. Widening a lane garage opening is a different question, and so is the City's laneway-house zoning, which lets a garage on a lane in wards 1 to 4 become a dwelling of up to 550 square feet. Ask the City's building division for that address before ordering a door.

Repair or replace, in Hamilton's terms

What decides the bill is the door and the building it is on. A wood door on a lane garage whose slab has heaved is usually a replacement, because a new spring on a door that no longer meets the floor is money spent on a door that is leaving. A 1975 steel single on a Mountain bungalow that shares a wall with the house is a candidate for an insulated door, and the difference shows up in the room above it in February. A 2012 Binbrook double with a stripped opener gear is a repair, and a small one. Ask for the repair figure and the replacement figure together.

The City's census table counts 5,680 occupied dwellings in Glanbrook in 2006 and 10,560 in 2016, close to 4,900 homes in ten years. Garaga puts a residential spring at about 10,000 cycles, one opening and closing each, which its springs page reckons at six to seven years of use. A door hung on one of those Glanbrook houses has been going up and down for ten to twenty years.

Below the escarpment the springs can be a different kind. Where a lane garage has little room over the door, they may be extension springs stretched above each track, which Garaga describes as the choice where clearance is limited and as shorter-lived than torsion springs. Either kind is matched to the weight of its door, and the springs guide sets out how long each lasts. Once one has broken, leave the opener off the door: Garaga warns that an opener can push the door's weight down.
