A stone city with four heritage districts

John Galt laid out Guelph for the Canada Company on 23 April 1827, on a radial plan that still runs the downtown streets. The Old City Hall went up in Guelph stone in 1856, and through the second half of the 1800s the city's houses were built in the same amber limestone because it was there and soft enough to cut; one pair on Oxford Street has walls three feet thick. Among them are limestone cottages, on Woolwich Street and elsewhere, in the Ontario Cottage form: a storey and a half, big windows, and a single gable over the front door that took its Gothic ornament in the later decades. Guelph now has four Heritage Conservation Districts: Downtown, Brooklyn and College Hill, the Ontario Reformatory, and the Ward. A change to a feature the designation by-law names needs a heritage permit. A garage door is usually not that feature, but on a designated property check the by-law for the address before a door is ordered, and pick a door that fits the opening as built. The south end, since the mid-1990s

Guelph grew from 131,794 people in 2016 to 143,740 in 2021, 9.1% in five years. The census counts 56,480 occupied dwellings, and 24,655 of them, 44%, were built from 1991 on. Clairfields went in during the late 1990s and early 2000s west of Gordon Street; Westminster Woods and Pineridge started in the late 1990s and are still adding streets. Those houses were sold with a two-car door and a builder's opener, and a house from 2003 is on its second decade of both. The opener is what fails first in a way you notice: the door slows, the safety reversal trips, the gear strips and the motor runs with the door still down. A new one puts a quieter machine under the bedroom, with a keypad and a battery backup. If the door was the builder's lightest steel, the two jobs belong in one visit, and installation explains the day.

The older stock is not all stone

The census shows 11,120 Guelph homes from 1960 or earlier and 13,565 from 1961 to 1980, so 44% of the city predates 1981 as well. On those streets the garage is often a separate building at the back, or a single attached to a bungalow with a low header, and the door can be a size a stock catalogue does not carry. The university and the plants

The University of Guelph, formed in 1964 from the Ontario Agricultural College of 1874, the Ontario Veterinary College of 1862 and the Macdonald Institute of 1903, has about 25,300 students. Linamar, headquartered in the city, runs 22 manufacturing plants. Between the campus and the plants are the shop bays, warehouses and service depots whose overhead doors run more cycles in a week than a house door does in a year. The permit threshold, and repair or replace

Guelph requires a building permit for any accessory building over 10 square metres, and for any size that contains plumbing; a one-storey storage shed of 15 square metres or less is exempt. Accessory buildings sit at least 0.6 metres off the property line, stay out of the front yard, and stay under 4 metres tall and 70 square metres. The page says nothing about a door replaced in its existing opening, so ask the City for a job that changes the opening.

From Mississauga to Guelph

The Mississauga shop at 1495 Bonhill Road is the one that drives to Guelph today: about 65 km by road, the 401 west and Highway 6 up the Hanlon. Guelph is a 519 city, closer to Mississauga than to London by a clear margin, but it is still a highway run, so a planned opener or new-door job fits better than an emergency. There is no Guelph premises to name. The form gets a date, not a promise of minutes.

A limestone house with a carriage-house door at the back and a Pineridge two-storey with a double under a bedroom are different decisions. On the first, repair as long as the door is sound and order a fitted door when it is not. On the second, the first spring failure is the moment to price the opener and the door together.
