Three heritage districts, three plans

The City lists three heritage conservation districts, and a door on any property inside them is replaced under a district plan. Meadowvale Village became Ontario's first, under By-law 453-80. Its plan treats replacing a door, the door of an existing garage included, as a non-substantive alteration: no heritage permit, but a Clearance to Alter form first, which the plan says is usually returned within one to two business days. The new door must retain the original aperture and the original style and design. Enlarging the opening is substantive and goes through the full Heritage Property Permit process.

Old Port Credit Village has had a district plan since 2004; the one in force now dates from 2018. Its exemption list includes painting a door and fitting a storm door, not replacing one, and it says parking there is generally a single-car driveway, often running back to a rear-yard garage.

Council passed Streetsville's district and plan by-laws on 11 December 2024. That plan asks for a heritage permit application for any work it does not list as exempt, which City staff can scope or waive, and it names narrow side-yard driveways running to detached garages as part of the Queen Street character. The Port Credit and Streetsville plans both advise a word with Heritage Planning staff ahead of any work, so that call precedes the order.

The by-law on a rusted door

The City's Property Standards By-law requires the exterior doors of every building or structure to be kept in a good state of repair, fitted to keep the elements out, and treated against decay and rust. A garage is a structure, so a door rusted through along its lowest panel misses that wording, and for landlords of the 72,355 renter households counted here it is the standard the City holds them to.
