Garage doors in Hamilton

In a heritage district, a new door is a permit application

The City of Hamilton counts more than 240 individually designated properties and seven heritage conservation districts, which hold another 360. Its heritage permit guidance puts the replacement or installation of new windows and doors on its list of alterations that typically need a Heritage Permit. Inside a district the rule covers exterior alterations generally. On a property designated on its own, it covers changes to the heritage attributes named in the designating by-law. The application is free, but it does move the calendar. The City will not issue a building permit for a designated property until the Heritage Permit is approved, and every application goes to the monthly meeting of the Heritage Permit Review Subcommittee.

So the heritage question goes first, ahead of the model. The City's Cultural Heritage Resource Mapping shows whether an address is designated. Where it is, the City's stated preference is to repair original features, and where something has to be replaced, to use something that matches or is compatible with the original. Maintenance in the same materials, weather stripping included, is on the City's list of work that does not usually need a permit.

Condominium townhouses: the board comes before the supplier

The 2021 Census counts 27,455 row houses in Hamilton, and 24,715 of the city's occupied dwellings are condominiums. On a condominium townhouse, the garage door can be a common element even though a single household is the only one that ever opens it. That was the position in Carleton Condominium Corporation No. 132 v. Newton, 2023 ONSC 2705: an owner replaced parts of a common-element garage door and front door without the board's written approval, the corporation won its compliance application, and the court called a uniform appearance across the units a core function of a condominium board. The Condominium Authority of Ontario says most owner-proposed changes to common elements need board approval and a formal agreement under section 98 of the Condominium Act.

On a condominium street, then, the property manager gets the first call. Ask whether the garage door belongs to the unit or to the common elements, and which models and colours the board has already approved for the row. Put both answers in the quote request. A door picked to an approved specification gets quoted once. A door picked first and refused afterwards cannot be hung on that house.

Snow against the bottom section, up on the Mountain

Environment and Climate Change Canada's 1991 to 2020 normals for Hamilton come from the airport at Mount Hope, 237.7 m up on the Mountain. The set has no Hamilton station below the escarpment, so these are Mountain figures. The airport counts 82 days a year with at least 1 cm of snow on the ground and a January average depth of 12 cm. Toronto Pearson, the station inside Mississauga, counts 68.6 days and 6 cm. Hamilton's airport also records 6.8 days a year of freezing rain or freezing drizzle, to Pearson's 5.5.

A garage door meets the ground along its whole width, which makes the bottom section and its seal the parts of a new door to question hardest on the Mountain. Measure the opening, not the old door

A new door is ordered to the opening it will hang in. Measure the width and height in inches, then the headroom between the top of the opening and the ceiling, and the side room to the left and right, where the tracks and brackets mount. A short headroom figure does not rule a door out: Garaga notes that low-headroom torsion springs exist and need less space above the door than the standard kind.
