A city that grew with two universities, and garages that grew with it

Waterloo was a village in 1857 and a city in 1948, and it stayed small until the universities came. The Lutheran seminary that became Wilfrid Laurier University opened in 1911 and took the Laurier name on 1 November 1973; the University of Waterloo took its first students in 1957. The houses followed the students. Statistics Canada's 2021 Census Profile counts 47,040 occupied dwellings in the city, and 10,955 of them, the largest single band, were built between 1961 and 1980. Another 8,310 date from the 1980s and 7,715 from the 1990s. Lakeshore and Beechwood are the 1960s and 1970s streets. Building has not stopped: Waterloo had 104,986 people in 2016 and 121,436 in 2021, and 5,215 of its homes went up between 2016 and 2021.

What a 1970s garage in Lakeshore needs now

A door from a 1970s build has been through at least one spring set and usually one opener. Look at the opener first. A chain-drive unit hung in the 1990s still lifts the door, but it does it loudly, its remote is the only way in, and there is no battery backup and no keypad. Northdale, and doors that belong to a landlord

Northdale sits between the two universities. It was built as wartime houses for young families, became student housing from the late 1970s, and the City has since rezoned much of it for towers of up to 25 storeys. The bungalows that remain, and the older rentals near them, have garage doors that nobody living in the house owns. A tenant cannot authorise a repair. If you are the landlord, put the address and a contact for the tenant on the form, and say whether the door is to be repaired or replaced; a keypad on a new opener saves handing remotes to every new lease. BlackBerry started here in 1984 and OpenText is headquartered in the city; the David Johnston Research + Technology Park on the university's north campus opened in 2004 and holds nine buildings and 3,500 people. Waterloo is in the 519, and it is roughly as far from Mississauga as it is from London, so which branch sends the van is a routing decision and not a claim of a local shop. There is no Waterloo premises. A planned job, an opener installation or a new door, fits the run well. A door that failed this morning is a harder fit, and the form gets an honest answer about when a van can be there rather than a promise of minutes.

Permits, and repair or replace

The City of Waterloo requires a building permit for a detached garage over 10 square metres, a shed over 15, and any accessory building with plumbing. That page is about new buildings; it says nothing about swapping a door in an existing opening, so ask the City before a job that widens the opening.

A spring pair, a cable set and a gear kit are three different bills, and a new opener is a fourth. What decides between repairing a Lakeshore door and replacing it is the door's skin and the room above it. A 1970s uninsulated door on a garage under a bedroom is the case for replacement.
