Scarborough in the numbers that matter to a door

Scarborough went from 56,292 people in 1951 to 139,744 in 1956 and 217,286 in 1961, and it has been part of the City of Toronto since 1 January 1998. Across the five federal ridings that carry its name, Scarborough-Agincourt, Scarborough-Guildwood-Rouge Park, Scarborough North, Scarborough Southwest and Scarborough-Woburn, the 2021 Census counts 204,760 occupied dwellings. 39,830 were built in 1960 or before and 77,850 between 1961 and 1980. 74,135 are single-detached houses and 73,545 are apartments in buildings of five or more storeys, 36 per cent each. So the two most common Scarborough calls are a 1960s bungalow's single door and a tower's parking door, and they have nothing in common.

The single garage with no room above the door

Wexford and the streets like it were built as postwar bungalows, and a bungalow of that era with an attached garage has a single door with very little space between the top of the opening and the ceiling, sometimes with a duct or a beam through it. That space decides which spring system fits, how the opener mounts and whether a standard track will work at all. Before you send the form, measure from the top of the door opening to the lowest thing above it and put the number in. Who calls from a tower

A third of Scarborough lives in buildings with no garage door at the unit. The building has one overhead door on its parking garage that every car in it uses, in and out, every day, on a commercial opener, and the call comes from the property manager or the condominium corporation rather than a resident. That is a commercial door on a commercial opener, and when it fails the whole building is parked on the street, which is why it gets booked the same day.

Golden Mile, Milliken and the loading doors

The Golden Mile on Eglinton Avenue East began as the GECO munitions plant in 1941, 5,300 workers at its peak. After 1945 the Township of Scarborough bought the site from Ottawa and sold it on to industry, a General Motors plant took 84 acres, and Golden Mile Plaza opened in 1954. Toronto adopted a secondary plan for the strip in 2020 and the Ontario Land Tribunal settled it in December 2024, so the remaining factories are being planned into towers, and the loading doors still running there are old ones on buildings with a countdown. Milliken, on Steeles Avenue at the Markham line, is the other pattern: two-storey houses with garages built from the 1970s to the late 1980s, the last farm giving up in the early 1980s, and doors that are on their second opener now. Getting a van to Scarborough

Bonhill Road to Scarborough Centre is about 35 km by road, 33 of them on the 401 across the top of Toronto, coming off at Brimley Road. Permits in Toronto

The City of Toronto's page "When Do I Need a Building Permit?" says that replacing a door in an existing opening in a detached, semi-detached or row house with a single dwelling unit needs no permit, provided the location and size of the opening do not change and the structure supporting it is not altered. A detached garage over 10 square metres needs one, and a shed of 15 square metres or less does not. Widening a bungalow single into a double changes the opening and its support, so that is a permit before it is a door.

Repair or replace, and what it costs

On a Scarborough bungalow the price turns on the headroom and the age of the door. Low-headroom hardware costs more than standard, and a spring on a 1962 wood door is money against a door that has had its life. On a Milliken double the door is usually sound and the opener is the bill. On a tower the door is a commercial unit, sized and priced as one.
