Brooklin, and the doors built between 1991 and 2010
Whitby had 138,501 people in 2021, up 7.9 per cent on 2016, and 46,460 occupied dwellings. 20,885 of them, 45 per cent, were built between 1991 and 2010: 8,910 in the 1990s, 7,430 from 2001 to 2005 and 4,545 from 2006 to 2010. Since the mid-1990s the building has run north. The Village of Brooklin subdivision went in east of the old village core in the mid-1990s, Ashburn Road followed in 2000 and Olde Winchester in 2001, and Highway 407 opened just south of Brooklin on 20 June 2016.
A double door hung in 1998 is a door in its late twenties. The panels may still be straight and the springs on their second set, and the question a Brooklin owner is asking is whether to put another spring pair into it or replace it with one that is insulated and quieter. That is a different question from the repair one a 1970s house asks.
Choosing an overhead door for a Whitby house
The choice on a Brooklin double is between a two-layer insulated steel door and a plain one, and on a garage under two bedrooms the insulated door is the one that changes the rooms above it in February. The opener gets chosen with the door, because the weight changes: a heavier insulated door on the old opener is the most common reason a new door disappoints.
Port Whitby and the lake
Grain from the farms north of town was shipped out of the natural harbour from 1833, and the harbour is what Whitby grew up around. Today Port Whitby Marina has more than 420 slips, with seasonal dockage from 1 May to 31 October. The streets near the harbour are among the town's oldest, and the census counts 3,810 dwellings in Whitby from 1960 or before. Steel doors that close to the lake show it at the bottom section first, where the rust starts, and a door with rubber weather seal on all four sides is the one to specify there. The warehouses on the 401
Whitby's stretch of the 401 has warehouses along it. The Sobeys distribution centre at 100 Nordeagle Avenue alone has more than 500 Unifor Local 1090 members working in it. Highway 412 opened in 2016 to join the 401 to the 407 and went toll-free on 22 April 2022, which is why the trucks and the buildings keep coming. Getting a van to Whitby
Bonhill Road to downtown Whitby is about 65 km by road, 61 of them on the 401, coming off at Brock Street. For Brooklin the 407 to the 412 is the route, and it avoids the 401 at Pickering altogether. There is no Whitby premises. Whitby is toward the far end of the Mississauga run, so a same-day call is a longer window here than in Mississauga. Give the street; Port Whitby and Brooklin are the two ends of the town.
Permits in Whitby
The Town of Whitby's Accessory Structures page says an accessory structure other than a shed that is larger than 10 square metres needs a building permit before construction, that a shed over 15 square metres or taller than one storey needs one too, and that accessory structures in residential zones generally may not exceed 4.5 metres in height. A new door in an existing opening is none of those. A new detached garage is all of them.

I put in a heavier insulated door and now the opener struggles. Why?
Because the opener has to be chosen with the door, and the weight changes. A heavier insulated door on the old opener is the commonest reason a new door disappoints, and it is avoidable: price the two together, and do not keep the old unit just because it still runs.
The house is near the harbour. Does that change what I should specify?
