Kanata was built in waves, and the door tells you which one

Beaverbrook came first. Bill Teron laid out his garden city on farmland in the early 1960s and the first street, Tiffany Crescent, went in during 1964. Glen Cairn is the other original neighbourhood. Campeau started the Chimo Drive streets of Katimavik in the early 1970s and kept building toward Hazeldean Road through the 1980s and 1990s. Bridlewood, east of Eagleson Road and north of Hope Side Road, was the Deevy farm until houses arrived in the 1980s. Kanata Lakes started going up around the golf course in 1988. Morgan's Grant, north of the tech park and west of March Road, filled in from the late 1990s to 2009.

The former City of Kanata had 19,728 people in 1981 and 98,938 in 2021. Most garage doors here are between fifteen and forty-five years old, and a good number are still on the opener the builder hung.

What goes wrong on each generation

Look above the door before you call. One steel spring on a shaft across the top of the opening is a torsion system. Two long springs running back along the tracks are extension springs, and Beaverbrook, Glen Cairn and the older Katimavik streets are where those still turn up on single-car doors. An extension spring that breaks without a safety cable threaded through it is thrown across the garage. Ask for the cable through each new spring. If the door is wood, the bottom section is the first thing to look at: a rail that has rotted from the slab up makes the door a replacement, and a spring on it is money spent on a door that is leaving.

Two-car doors are torsion doors, and a torsion door from the 1980s or 1990s in Bridlewood, Katimavik or Kanata Lakes is the usual source of the call where the motor runs and the door stays put. The nylon drive gear inside the opener strips its teeth, and that is a gear kit, not a new opener. The springs on those doors are on their second or third set. DASMA, the door manufacturers' association, writes its residential standard for a minimum of 10,000 cycles, one cycle being closed to open and back, and expects a residential door to run under 1,500 cycles a year. A household that opens the door for two commutes, a school run and the bins is near that rate, so a spring pair fitted in 1995 has been replaced once already if it has been replaced at all.

Morgan's Grant and the other 2000s streets are reaching their first spring failure now. It is less dramatic on a newer door: the door gets heavy over a season, the opener strains and slows, the safety reversal trips more often, and then one morning there is a bang from the garage. An opener that has been lifting an unbalanced door for a year is worth checking at the same visit.

Doors that stand open in the tech park

Kanata North Business Park is Canada's largest technology park, with more than 800 companies in it according to its business association. Getting a van to Kanata

Give the street when you call, not only "Kanata": the district runs from the Carp River to the Greenbelt and from Morgan's Grant down to Hope Side Road, and the time you are quoted depends on which end you are at.

Repair or replace, and what it costs

What sets the bill is the part and the door it is on. A torsion spring pair for a 16-foot double door and an extension spring pair for an 8-foot single are different parts at different prices, and a stripped drive gear is a fraction of a new opener. Replace the door when the bottom panel has rusted through, the wood is rotten, or a 1970s single-skin steel door sits on a garage that shares a wall with the house and an insulated door would change how the rooms above it feel in February. Ask for the repair figure and the replacement figure together.
