Forty kilometres, almost all of it one highway

The run is Merivale Road to Prince of Wales Drive, then Bankfield Road onto Highway 416 and 22 km south to the County Road 43 interchange. About 40 km by road, only the first quarter of it city driving. No minutes are quoted. A free-flow figure is not the 416 in freezing fog, which shut the highway in both directions on 2009-12-14 after a pileup of sixty to seventy vehicles.

That highway is younger than most of the houses it serves: its last section opened on 1999-09-23. Kemptville is one of the shorter runs on this list, so a same-day booking behaves closer to a city call than to a hundred-kilometre one. Repairs are booked same day. Say the street: North Grenville runs from Burritts Rapids to Oxford Mills.

A third of the houses here went up after 2001

The 2021 Census counts 7,040 occupied private dwellings in North Grenville. Of those, 2,325 were built in 2001 or later and 1,330 since 2011. Another 1,235 date from the 1990s. At the far end, 1,265 were standing in 1960. The municipality went from 16,451 people in 2016 to 17,964 in 2021.

Those two ends produce two different phone calls. A house from 2003 or 2008 with an attached double is reaching its first spring failure about now, and it arrives quietly: the door grows heavy across one winter, the opener strains, the safety reversal starts tripping on the way down, and then one morning there is a bang in the garage. A 1990s house is a set further along and usually still on the opener the builder hung, which is the age at which the drive gear gives up and the motor runs while the door does not move. Clothier Street, and the creek that used to be the South Branch

Lyman Clothier settled here in 1804 or 1805 and had the area's first lumber mill running by about 1812. The place was Clothier's Mills until 1829, when it took Sir James Kempt's name, and Clothier Street was its original main street. The water behind it was the South Branch of the Rideau River until the name changed to Kemptville Creek in 1908.

Garages in the old town sit differently from garages in the subdivisions. A good number are detached, set back off a lane, on their own slab. A frame garage that has settled over a century pulls its opening out of square, and the door says so before anything breaks: it seals along one jamb and shows daylight at the other, and a roller starts to ride the edge of its track. Six hundred acres the municipality owns

Kemptville Agricultural School opened in 1917. The University of Guelph announced in 2014 that academic programmes here would end, the last agricultural students finished in 2015, and in 2018 the Municipality bought the site from the Agricultural Research Institute of Ontario. Kemptville Campus now describes itself as 600 acres and 15 main buildings, plus greenhouses, cropland and an agroforestry centre.

What North Grenville publishes about permits, and what it does not

The Municipality's building permits page names the Building Division and publishes no size threshold for an accessory building, pointing at the Ontario Building Code and the zoning by-law instead. No threshold is quoted here that the Municipality has not published. Hanging a new door in the opening that is already there is not new construction. Widening that opening, raising a header or putting up a new detached garage is a question for the Building Division, asked before the door is ordered.

Repair or replace, in Kemptville terms

A cable set on a 2005 attached double is a small job and a spring pair on the same door is a larger one. Both are a fraction of a new door. Replace when the bottom section has rusted through along the seam, when an old wooden rail has gone soft where it meets the slab, or when the garage under a bedroom is the coldest room in the house and the door is a single skin of steel.
