Environment Canada's 1991 to 2020 normals for the Ottawa airport count 15.6 days a year below minus 20 and 11.2 with a wind chill under minus 30. A bay heated so people can work in it loses heat two ways on those days: through the door while it is shut, and through the opening while it is up.
An insulated sectional door seals against its jambs, its header and the floor, and on a heated bay it is the usual answer. A rolling steel curtain seals less well at the guides and the coil even with insulated slats. It earns its place where there is no headroom for tracks or the opening is very wide, and there the seals at the guides and the hood are worth specifying as carefully as the curtain.
The opening loses more than the panel. A door that stands open for a delivery lets the bay's air out in one go, and on a busy door the operator's speed and the habits of the people using it matter more to the heating bill than the R-value printed on the section. That is the case for an operator with a timer to close, and for a door that is closed between trucks rather than left up for the morning.
Snow is ploughed off a commercial lot into banks, and the bank nearest the building often ends up against the door. Meltwater from it freezes the bottom seal of a sectional door or the bottom bar of a rolling one to the slab overnight. The first cycle of the morning then pulls against it: a sectional door bends its bottom section or tears the bracket, and a rolling door pulls its bottom bar out of the curtain. Keep the plough's windrow away from the door and its tracks, and have somebody watch the first cycle on a frozen morning.
A reversing safety edge along the bottom of the door has to compress to signal, and packed ice stops it compressing. Check it is clear when the bottom seal is freed.

On a sectional door a single damaged section can be replaced, as long as the model is still made and the rest of the door is sound. Photograph the label on the inside of the end stile and the damage. On a rolling door, damaged slats are cut out and new ones fed into the curtain. A door hit more than once in the same place is telling you something about the opening: a bollard or a guard may cost less than the next section.
Commercial sectional doors are made well past those widths, with heavier struts and track so the sections stay stiff across the span. What decides whether one fits is the headroom and the side room at the opening, so measure those along with the width and height. Where the headroom is short, a low-headroom track or a rolling door is the alternative.
