A town that grew 17.6% in five years, and what that does to its doors

Carleton Place went from 10,644 people in 2016 to 12,517 in 2021. The 2021 Census counts 5,210 occupied homes in town and puts 890 of them, 17.1%, in the 2016 to 2021 build window. Only the pre-1961 stock is a bigger block, at 1,305 homes. The middle is thin: about 290 homes from 2001 to 2005 and 295 from 2006 to 2010.

Two cars on that pattern put a door through more cycles in a year than the same door on a house where nobody leaves for work by car, so the first failure comes sooner than the calendar suggests. Building within the floodplain of the Mississippi or its 15-metre regulation limit needs written permission from the Mississippi Valley Conservation Authority, whose office is on Highway 7 in Carleton Place itself. Edmond Morphy built the first mill at the falls in 1819, textile and lumber mills followed through the 1800s, and the Findlay Foundry cast stoves and cookware here from 1862 to 1974.
