The bottom seal, and March

The part that fails first in Ottawa is the rubber along the bottom of the door, and March is when it goes. Environment Canada's 1991 to 2020 normals for the airport give March a mean daily high of 2.4 and a mean daily low of minus 7.1: a thaw every afternoon and a freeze every night, for a month. Meltwater sits in the lip of the seal, freezes it to the slab, and the first opener cycle of the morning tears the rubber or lifts the screws out of the retainer. Two things follow. Knock the ice off the seal before pressing the button, because a door pulled off a frozen seal by the opener is the gear kit's problem next. And when the seal is replaced, have the retainer checked with it: a bent aluminium retainer will not hold a new seal flat, and the new rubber tears the same way the old one did.

Salt on the bottom section

The City of Ottawa spreads about 185,000 tonnes of road salt a year, the figure its program manager for operational research gave in December 2021. It comes home on the car, drips onto the slab, and the bottom section of the door stands in it from November until the driveway dries in April. The parts that live down there are the bottom brackets, the bottom pair of rollers, the lowest hinges and the foot of each track. Rust at a bottom bracket is the one to take seriously: that bracket anchors the lift cable under full spring tension, so a bracket that has rusted through is a cable job as well, and it is a service call rather than a part. The bottom rollers seize first for the same reason and are the first pair replaced. A hose on the inside of the bottom section on a mild day in March costs nothing and slows all of it down.

Springs on the 2000s subdivisions

Statistics Canada's 2021 count puts 86,735 of Ottawa's occupied dwellings in the years 2001 to 2015. On a detached garage with no door into the house, the keypad on the jamb is the way in when the remote is in the car and the car is inside, and on a January morning at minus 14, the airport's mean daily minimum for the month, that matters. It pairs to the head at the visit, and a second remote is paired at the same time.
