Nepean is the oldest housing stock of the seven districts

It was Township D in 1792, a township in 1850, and it built a town hall at Bells Corners in 1966. It became a city in 1978 and part of the amalgamated City of Ottawa in 2001. Bells Corners, City View, Manordale, Craig Henry, Qualicum, Trend-Arlington and Arlington Woods went up through the 1950s, 1960s and 1970s. Centrepointe is the newer one, built out through the 1980s.

What old stock means at the door

Three things turn up here that barely appear in the newer districts.

Extension springs. Two long springs running back along the horizontal tracks, one per side, rather than one shaft above the opening. They are common on single-car doors of this vintage, and an extension spring that breaks without a containment cable threaded through it leaves at speed. Ask for the cable through each new spring.

Wooden doors. A wood door on a 1960s single garage is often still the original, and the thing to look at is the bottom rail. Wood that has wicked water up from the slab for sixty winters is a replacement rather than a repair, and fitting a new spring to it is money spent on a door that is leaving.

Openers with no photo eyes. An opener with no small sensors near the floor on either side of the opening predates the requirement for them, and it is replaced rather than repaired. That is not an upsell; it is the one component on a garage door whose whole job is to not close on somebody.

Narrow openings and low ceilings

A single garage from the 1960s is often a seven-foot opening with very little headroom above it, and sometimes with a ceiling joist or a light fitting in the way of a standard track. A low headroom kit uses a double track and a different drum arrangement to fit a door into that space, and a wall-mounted opener beside the door removes the ceiling rail entirely. Both are worth asking about before anyone concludes the garage cannot take an automatic door.

What it costs

The part plus the visit. On Nepean doors the honest warning is that an old door often needs a second thing: a spring goes and the cables are frayed, or the rollers have been sliding rather than rolling for years. Ask for the repair figure and the replacement figure together on anything older than about thirty years.
