The 2021 Census counts 4,310 occupied homes in Smiths Falls. 2,395 of them, 55.6%, were built in 1960 or earlier, and another 1,045 between 1961 and 1980. Four homes in five predate 1981. In the twenty years from 2001 to 2021 the town added about 340. Of the Lanark towns Protech serves, only Westport, a village of 335 homes, runs older by that measure; Perth is 41% pre-1961 and Carleton Place 25%.

Those houses were built for the railway and the factories. Smiths Falls was a village in 1854 and a town in 1882, and by the late 1800s it was a junction for the Canadian Pacific and the Canadian Northern; in 1924 the CPR alone employed 1,600 people here. Hershey opened its plant in 1963 and closed it in December 2008. The Rideau Regional Centre closed in March 2009. Tweed, later Canopy Growth, bought the Hershey plant in 2014 and in 2023 announced the closure of its Smiths Falls headquarters and 800 layoffs. The population fell and then came back a little: 8,780 in 2016, 9,254 in 2021.

Why an old door is a parts question before it is a price question

A garage door is built from sections, and a damaged section can be replaced on its own only while the manufacturer still makes that door. On a door from the 1970s or 1980s the pattern is long discontinued, so a backed-into bottom section, or one rusted through from the inside, is no longer a section replacement. It is a new door. The same goes for an opener old enough to have no photo-eyes at the bottom of the tracks: its parts supply has ended and it is replaced when it fails. Its page lists neither exemptions nor door replacement, so a like-for-like door in an existing opening is a question for building services at that address; a new detached garage is a permit. The Rideau Canal passes through the middle of town in four locks at three sites, with a combined lift of more than 15 metres, and the 2026 navigation season runs from 15 May to 12 October. Work on, over or under the canal's bed and waters, including repair or replacement of an existing boathouse or dock, needs a Parks Canada permit before anything else, and the Rideau Valley Conservation Authority regulates building on the floodplain under Ontario Regulation 41/24.
