Garage door repair in Long Sault

About 90 km, and the 401 is not the way in

Long Sault sits on Highway 401 and that is not how the van gets there. Protech has no premises in the village. The short way from Nepean is the 417 east as far as Limoges Road, then south on county roads through Crysler and Finch to County Road 2, and in on Moulinette Road: about 90 km. Going by freeway instead, the 417 to Highway 138 and then the 401 west, is nearer 110 km, because Highway 138 is two lanes the whole way south. Repairs are booked same day, and at this distance that means a window in the day rather than the next hour. Give the street when you ring, and say whether the door is a single or a double.

A village with one birthday

Ten communities on the north shore went under when the Seaway was finished. About 6,500 people were displaced, 530 buildings were moved and the rest were burned or pulled down. The cofferdam came out at 8 a.m. on 1958-07-01 and the old townsites were under water four days later. Long Sault was New Town Number Two, surveyed above the flood line for the people of Mille Roches, Moulinette and Maple Grove, and by 1957 homes had already been relocated into it. The streets carry the names of the villages that drowned.

That leaves a housing profile no other town on the run has. The 2021 Census counts about 870 occupied dwellings in Long Sault: 210 from 1960 or before, 190 from 1961 to 1980, 140 from the 1980s, 70 from the 1990s, 65 across 2001 to 2010, and 190 built since 2011. The oldest quarter of the village went up inside roughly two years, or arrived on a house mover from a village that no longer exists.

One build year, and no two doors the same age

A street where every house went up in the same two years is the opposite of what it sounds like. The houses match. The doors do not. Nothing hung on a garage in 1958 is still working there, so each door on that street was replaced on its own schedule, by a different owner, in a different decade, with whatever hardware was normal that year. Your neighbour tells you nothing about your springs.

The opening is the part the build year does fix. A garage framed for a 1958 car was framed for a 1958 car, and a replacement door goes into the opening that exists unless the opening itself changes. Measure the width and the height before you shop, and give both when you call. A door ordered to the wrong opening is a delivery, not a repair.

On the houses that were moved here the order runs backwards. One of those was built long before it came up the road, so its garage was put up around it afterwards, later and to a different standard than the house it serves.

The permit counter is in the village, and it is not Cornwall's

South Stormont keeps its municipal office at 2 Mille Roches Road in Long Sault, which is the counter for anything structural here. Cornwall is a separate city downriver with its own building department, and a Long Sault address does not go to it. The Township requires a permit for additions, renovations and demolitions, and for a detached structure over 10 square metres; a shed or a shipping container is exempt only at 15 square metres or smaller, single storey, unattached, used for storage and without plumbing. Hanging a door in the opening it came out of is one thing. Widening that opening is another, and the Township will tell you which one your address is looking at.

A road that opens in April

The Long Sault Parkway runs 10.1 km over eleven islands that were the high ground before the water rose, with three campgrounds and more than 600 sites along it, and the St. Lawrence Parks Commission opens it for the season: in 2026 that date is 17 April. Any building shut from October to April has the same complaint in the spring. The rollers have sat in one spot for six months, the grease in the hinges has gone stiff, and the bottom seal has spent the winter holding a line of ice. Work the door by hand before you hand it to an opener. If it drags, that is a lubrication and adjustment job, and a smaller one than the opener you will otherwise burn out proving the point.
