On a row of Ottawa townhouses the garage door is not only your door. It sits between two others and is read with them from the street. The 2021 census counts 87,045 row houses among Ottawa's 407,250 occupied homes, 21.4 per cent. Under section 98 of the Condominium Act, 1998, an owner changing a common element needs the board to approve it by resolution first, the change has to be consistent with the declaration and the Act, and the owner signs an agreement with the corporation.
So on a townhouse, ask the property manager two things before choosing: whose door it is, and whether the corporation has a set model, colour and window pattern. A board that wants the row to match is within its rights, and a quote built to that specification from the start saves a second one.
Outside the city the choice is often a house door and a second door on a detached garage or a shop at the back of the lot. The declaration decides, not the Act in general terms. Some declarations leave repair and replacement of an exclusive-use common element with the corporation; some pass it to the owner. Where the corporation is responsible, ask whether door replacement is already in its reserve fund plan before paying for one yourself, because a whole row done at once is often how those plans handle it.
It can be, with two checks. Glass in an aluminium frame insulates less than an insulated steel door unless the glazing is thermal, which matters when a bedroom sits over the garage through an Ottawa January. And frosted or tinted panels are the usual choice on a row, because clear glass at street level puts everything in the garage on display.
