The garage came after the house

The Grand Trunk repair yard opened here in 1871 and was the town's largest employer by 1901. Stratford became a city in 1885 with 9,000 people, and the CNR shops closed in 1964. The 2021 census still carries that shape: of 14,745 occupied private dwellings, 5,590, 37.9%, date from 1960 or before, against 22.4% in London. Two Stratford dwellings in three predate 1981.

The Festival opened in 1953 and its first permanent theatre in 1957, so the second economy was standing eleven years before the first one ended and the old streets were repaired, not cleared. So was the garage the typical pre-war house here was given later: a detached single at the back of a narrow lot, framed to the width that was left rather than to a catalogue size, under a header nobody chose with a modern track in mind. That measurement comes before the door range.

The space above the opening

Garaga, the manufacturer Protech installs, publishes the thresholds, and they give three outcomes. With 12 in., 305 mm, of clear space above the opening, standard lift on torsion springs fits; extension springs work from 8 1/2 in.; either way an electric opener asks 2 in. more. Between 4 3/4 in., 121 mm, and 12 in. the hardware changes and the door does not, on low-headroom track that carries the top section separately from the other three. Below 4 3/4 in. the header has to be altered first, which is carpentry, and it takes the job outside the City's no-permit wording, which holds only where the structural support for the opening is not affected.

None of that comes up on a 2005 attached double, and on a garage tacked onto a pre-war lot it comes up almost every time, so the ceiling figure belongs in the first message. Where the sections have gone rather than the hardware, replacement is the same measurement with a different answer, and installation covers the fitting.

Openers on a stock that stopped growing

More Stratford homes were built in 1960 or before than in the whole period from 1991 on: 5,590 against 4,020. Add the 3,920 put up between 1961 and 1980 and most openers here hang in garages framed before the units they carry existed. Behind the pre-war streets the garage is a separate building, and a collar tie or a light fixture can sit where the rail wants to go, which is a mounting question settled at the measure, not on the order. Where the motor still runs and a gear or the board has gone, opener repair is the shorter visit.

The doors that are not on houses

Barely half of Stratford is single-detached: 7,800 of 14,740 dwellings, 52.9%, with 2,950 in apartment buildings under five storeys, 1,530 semi-detached and 935 in rows. Those 2,950 households have no private garage, and the overhead door that matters to them is an employer's or a landlord's. Invest Stratford's sector list runs to advanced manufacturing, agriculture and food and health sciences, and the Stratford Festival keeps a costume and props warehouse on Douro Street it describes as one of the largest in the world. A door on a building like that is specified against a cycle count, not a two-car opening: commercial doors and commercial openers.

Above the dam, and 35 days of standing snow

The R. Thomas Orr Dam, built in 1964 east of the Huron Street bridge, holds Lake Victoria on the Avon: 16 hectares, draining 89 square kilometres of mainly agricultural land. It is not a flood control dam, and the Upper Thames River Conservation Authority is plain that its gates must be operable to avoid flooding upstream, opening automatically in a storm as the lake rises. The Authority's regulated area maps say whether a lot falls inside the line, and a new detached garage inside it is its business under Ontario Regulation 41/24. A door in an existing opening is not.

The winter is a smaller difference than the water. The 1981 to 2010 normals at the Stratford WWTP station give 218.45 cm of snow a year against 194.33 cm at London International, about 12 per cent more and not a snowbelt. The figure that reaches a door is the other one in that set: 35 days a year with 20 cm or more on the ground. That is a long season of snow banked against the bottom section and the foot of the tracks, taking the seal first and the sensors second. A door knocked off its rollers while the drift in front of it is cleared is the off-track case, and a seal, a spring or a cable on a door that is otherwise sound is repair.

Permits, the City Centre Core, and what to send

Stratford runs its own building department from the City Hall Annex at 82 Erie Street, and answers the door question outright. Replacement of doors or windows needs no building permit where there is no change in the location or size of the opening, the structural support for it is not affected, and no new exit is created. Adding, enlarging or relocating a door needs one. So does a detached accessory structure larger than 10 square metres, and an attached garage counts as an addition at any size.

The heritage layer is narrower than it sounds. The City Centre Core is a Heritage Conservation District under Part V of the Ontario Heritage Act and individual properties are designated under Part IV; alteration in either needs a heritage alteration permit. The district is the downtown core, so most residential garages sit outside it, and its standards are not published on the City's site, which leaves planning@stratford.ca as the address-specific answer.

The run in from London is Highbury Avenue and Highway 7, then Road 119 through Thorndale, entering the city on Erie Street, with no 400-series highway anywhere on it.
