Oxford County's oldest population, and its fastest growing

Tillsonburg holds both of those at once. The median age is 49.2 and 5,450 residents of 18,615 are 65 or over, 29.3% where the province sits at 18.5%. None of the other seven Oxford municipalities is close: Blandford-Blenheim 42.8, East Zorra-Tavistock 42.4, Woodstock, Ingersoll and Zorra all 40.8, South-West Oxford 39.6, Norwich 36.0. Six point four years of median age separate this town from the next oldest in its own county. It is also the one that grew, adding 2,743 people between 2016 and 2021 for a 17.3% increase, while Norwich managed 2.9% and South-West Oxford shrank. Household size follows: 2,575 households hold one person and 3,300 hold two, so 71.4% of the 8,230 are one or two people.

Hickory Hills and Baldwin Place built that age deliberately

Hickory Hills began selling in 1986, sold 35 homes in its first year and built its remaining phases between 1987 and 1991: freehold lots, a minimum age of 55, and an association that runs a recreation centre and an outdoor pool. Baldwin Place followed the same idea from 2001, detached houses on freehold lots under professional management. The census construction table carries both: 950 dwellings from 1981 to 1990 and 1,230 from 1991 to 2000, then 465 from 2001 to 2005 and 390 from 2006 to 2010. The first pair alone is 2,180 homes, a quarter of every occupied dwelling in town.

What a lockout looks like on a bungalow

On a single-storey house where the car goes inside and the family walks through to the kitchen, a snapped torsion spring is not an inconvenience, it is a lockout. Nobody is hand-lifting a door off a broken spring, and the front walk is not the entrance anyone uses. So the parts a younger street treats as upsells carry weight here: battery backup on the opener, so a power cut does not seal the car in, and a keypad outside the jamb, so getting in never depends on a remote sitting in a glovebox. Spring repair and opener repair are the two calls that come off this, and the openers fitted here are LiftMaster, Chamberlain and Genie.

The quieter consequence is upkeep. Nobody here is climbing to wipe a photo eye or oil a hinge, so a door on one of the 1986 to 2000 bungalows is often still running the hardware it was hung with. A repair visit there tends to end with a list rather than one part.

The other half of town predates 1981

4,055 of the 8,230 occupied dwellings went up before 1981, and 1,820 of those in 1960 or earlier. That is the town Broadway was laid out for in 1836 at a full hundred feet across, a width local history puts down to the turning circle of a three-team logging wagon, and the town tobacco paid for on the sandy northern edge of the Norfolk Sand Plain. Garages on that half are singles, often detached at the back of the lot or on a slab poured later, and often sized to nothing in a catalogue. Here the frame settles the door rather than the other way round: a replacement is made to the opening as measured, and the door designer shows what Garaga builds in that shape. Where there is no heat under a detached garage the slab works with the frost, and a door that stops running true is more often off its track than broken.

Snow is the smaller half of that. DELHI CDA, the nearest station with a full snowfall record, about 20 km east on the same sand plain, averages 129.5 cm a year across 36.1 snowfall days on the 1981 to 2010 normals. London International Airport over the same period averages 194.3 cm across 60.3 days at much the same January temperature, so the town sits off the snowbelt track. Frost still cycles, and frost is what moves a slab.

Permits, and the second authority people miss

The Town's Plan Your Project list exempts replacing doors or windows provided they are in the same size opening, which is a garage door hung where the old one was. Cut a new opening or widen the one there and a permit applies, as it does to an addition. Exempt work still has to satisfy the Ontario Building Code and the zoning by-law, and building@tillsonburg.ca answers for a specific address.

Then there is the watershed. Tillsonburg falls under the Long Point Region Conservation Authority rather than the Upper Thames, and LPRCA keeps its planning office in the town on Elm Street. Ontario Regulation 41/24, under section 28 of the Conservation Authorities Act, requires its permission to develop in a valley, a wetland or hazardous land, and to alter a watercourse; the authority publishes regulated-area mapping alongside flood maps for Big Otter Creek. A new detached garage close to the creek can be two applications rather than one. Swapping a door into the opening it already fills brings in neither.

Highway 3, the plants, and how to reach us

Commercial work sits across town. Van Norman Innovation Park is a 140-acre master plan on Highway 3, Phase 1 fully sold out and Phase 2A underway, serviced with water, sewer, hydro and gas alongside town-wide fibre, with Schep's Bakeries and Northern Specialities among its first occupants. Marwood International, stamping automotive components across four plants in town, and Autoneum Canada anchor a manufacturing base that also holds Freudenberg-NOK, J/E Bearing and Machine, and Legend Fleet Solutions. A unit going up in the park is a supply-and-install job on a construction schedule; a plant whose doors have run for years is a maintenance one, sized by cycle count and clear height.
