Five bedrooms and one garage door

In 2024 the City raised the bedroom limit in its Near-Campus Neighbourhoods from three to five, and Western University reports 37,875 full-time students for September 2025, Fanshawe College 21,000 at its London campus. A house with five tenants can have three or four cars sharing one driveway, backed out past one door by drivers who do not own it. A clipped bottom corner pops a roller, the next person closes the door anyway, and each cycle after that drags the side further out of line. By the time the owner hears about it, the track is bent as well.

Two habits save most of that. Tell tenants in writing that a door that hangs crooked stays closed and on manual, and who to text. And put the owner and the tenant on the same booking: a booking for a rental should carry the owner's name and the tenant's phone, so the visit is arranged with the person at home.

Laneway garages

Behind the pre-war streets of Old South and around Wortley Village the garage is often a separate building on its own slab, reached from a laneway, with an opening narrower and lower than anything built since. A car turning in from a laneway has little room to straighten, and a mirror or a bumper finds the jamb or the edge of the door. Doors on those garages often run on light track screwed to old wooden jambs, and light track bends before a door does.

The repair there usually includes the jamb. A bent section of track is replaced to match, and where the wood no longer holds a lag screw the track goes onto fresh blocking.
