Nothing upwind of the door

Chatham sits on the drained bed of a glacial lake, and the ground is level enough that Chatham-Kent maintains roughly 4,100 municipal drains totalling about 4,000 kilometres, with about 130 pumping stations to make the water leave at all. The Rivard Pumping Works of the late 1980s drains over 33,000 acres in Dover and Chatham Township and is believed to be the largest drainage-pumping scheme by area in Canada. The McGregor Creek Dam and Diversion Channel, finished in 1999, is a cut around South Chatham for floodwater that could not get out of its own way. That is the land underneath the city, and it has no relief and few woodlots on it. A garage on an edge-of-town street or a farm lane faces an open run of bare field, which is not true of a subdivision on a moraine with houses standing in front of it.

Why the turbines are here

The province's wind industry read the same geography. South Kent Wind, inside the municipality, is 270 megawatts across 124 Ontario-made turbines and has run since 2014; its operator calls it one of the largest wind facilities in Ontario. North Kent Wind added 34 more in 2018, 99 megawatts, built as a partnership that includes the Municipality of Chatham-Kent itself through Entegrus Renewable Energy. Capstone Infrastructure has since proposed between 15 and 40 further turbines across east and south Kent. One hundred and fifty-eight turbines stand on this ground because the air moving over it is worth harvesting, and the same absence of shelter is why the OPP has closed Highway 401 between Tilbury and London when snow starts moving sideways instead of falling.

What that does to a large flat panel

That is the load a sectional door meets here. It is a hinged sheet spanning the whole opening with nothing behind it but the tracks and whatever bracing was specified, so under pressure it deflects between its struts, and a door that flexes on every gust wears where the movement is: the hinges, the roller stems, the ends of the top section. A seal that met the slab the day it was hung stops meeting it once the bottom section has been worked loose, and the snow comes in under it. Strut count, section gauge and whether the door is wind-rated at all are a specification decision rather than an upsell, and the time to make it is before the order. New doors come in different stiffnesses and the door designer shows the range; a door already bowing in its tracks belongs in a replacement conversation instead.

The truck plant and the streets it filled

Of Chatham's 19,740 occupied homes, 7,440 went up between 1961 and 1980 and 6,435 in 1960 or before, so 13,875 of them, 70.3 per cent, predate 1981, and only 530 were built in the whole city between 2016 and 2021. International Harvester bought the Chatham Wagon Works in 1910 and was building trucks here by 1921; the closure was announced in 2002, the plant was idled in 2009 and it finished under Navistar in 2011.

The garages that went up while those trucks were still coming off the line are attached singles and narrow doubles among 12,545 single-detached houses, and they share a pattern. The original opener has already been replaced once, the door is single-skin steel or wood, and the opening is narrower than anything framed today. That vintage decides what a visit is for: opener repair when the second motor gives up, spring repair on a door heavier than the hardware hung with it, and a door pulled off its track when the frame has moved around it.

The permit list names doors, the exemption list names windows

Chatham-Kent puts attached and detached garages, carports and sheds on its list of work needing a building permit, and adds new or structural alterations to windows or doors. The exemption list beside it covers replacing siding or windows where nothing structural changes, and it stops there: it names windows and says nothing about doors. A door hung in the opening already there is ordinarily a replacement, but the municipality's own wording does not spell that out, and the Building Department counter at the Civic Centre on King Street West settles it for a given address. Widening the opening is a structural alteration on that list either way.

Chatham-Kent also warns that zoning, the Ontario Building Code and the conservation authority still apply where no building permit does, and the Lower Thames Valley Conservation Authority publishes a regulated areas screening map that shows whether a lot falls inside its line before a detached garage is drawn.

Corn, grain and the run down the 401

Greenfield Global's Chatham distillery makes about 200 million litres of alcohol a year from about 490,000 tonnes of locally sourced corn. The municipality counts over 2,400 farms, five per cent of Ontario's total, and about 469 acres of greenhouse, roughly a tenth of the province's, while Enbridge Gas, Corteva Agriscience and TekSavvy all have a presence in the city alongside St. Clair College's Chatham campus and the Chatham-Kent Health Alliance. Grain elevators and truck shops sit near the two Chatham exits, 81 at Bloomfield Road and 90 at Highway 40.
