Where the river starts, so nothing arrives

Two of the Thames's three sources, Hickson and Tavistock, sit inside this one township. Downstream it becomes a large thing, designated a Canadian Heritage River in 2000, 273 kilometres long and draining 5,285 square kilometres. Here it is the top of the system, and the village gets rid of water rather than receiving any. The township describes the mechanism: a municipal drain channels water off agricultural land, most of them open ditches or closed tile in the ground, built as the discharge point for private tile systems. Tavistock sits on the Oxford and Perth county line but lies entirely inside Oxford, with one municipality and one building counter behind it.

Eighty-one thaws a year, on ground with no gradient

The village station closed in 1988, so the nearest published normals belong to the Stratford wastewater plant, climate identifier 6148105, 15 kilometres northwest, for 1981 to 2010. It records 68.4 days a year when the daytime high never climbs above freezing against 149.6 days when the minimum drops to zero or below. Subtract one from the other and about 81 days a year freeze at night and thaw by afternoon, arithmetic from two normals rather than a published one. Only 4.1 days fall below minus twenty, so the problem is not punishing cold, it is repetition, and repetition is what finishes a bottom seal. On headwater ground with nothing to carry it away, the afternoon melt runs down the door, stops at the slab and takes the rubber with it overnight. By morning the opener is lifting a door stuck to the concrete, and what gives is the gear or the force setting rather than the spring. That is opener repair, often a travel and force adjustment and nothing more, and a door that lifts on one side first has gone off its track.

A third of it older than 1960, an eighth newer than 2016

The 2021 census counts 2,980 occupied dwellings in the township by build period, and the shape is a barbell with a hollow middle. 975 of them, 32.7 per cent, were standing in 1960 or before, 345 went up in the whole of the 1980s and only 100 in the five years to 2005. Then it turns: 345 more arrived between 2016 and 2021, as many in five years as in the entire 1980s. So a village of roughly two and a quarter square kilometres holds two unrelated door populations. On an old lot the garage usually arrived after the house, on its own slab, at an opening that is rarely a standard eight or nine feet, so a door is measured and ordered rather than carried; the door range and the designer come after the tape, and installation is fitting work. On the new streets every door is identical builder stock on its first springs and first chain drive, reaching their first spring failure now. A rusted bottom section is past hardware and into replacement.

Nobody here catches a bus

Transit here is not thin, it is zero. Of 3,175 commuters, 2,900 go by car, truck or van, 185 walk, 15 cycle and none at all board anything. Of the 2,695 with a usual place of work, 1,250, which is 46.4 per cent, leave Oxford County entirely every morning. That makes the garage the front door, worked twice a day by households with no fallback, on 96.8 days a year with snow on the ground. Springs are rated in cycles rather than years, so the count climbs faster than a build date suggests. The fault that strands people most often is undramatic: a safety sensor nudged out of line by a shovel, or fogged at the lens, reverses the door on every attempt to close, then clears itself by mid morning. Farms, shops and Oxford Road 59

Of 4,390 people in the labour force, 730 are in manufacturing and 585 in agriculture, forestry, fishing and hunting, better than one working person in eight. A fair share of the doors here are not subdivision doubles. They are shop and machine shed doors on gravel lanes, wider and taller than any catalogue standard, with an opener sized to the weight rather than picked off a shelf. The Tavistock and District Recreation Centre, home to the Braves and the Royals, runs the same class of hardware, cycling at every ice flood rather than twice a day; commercial doors and commercial openers are the pages for those. The road in is the 401 east to Woodstock then Oxford Road 59 north through Hickson, which was King's Highway 59 until the province handed it to the counties in 1998. Two lanes through open farmland is worth mentioning in February, along with the state of the lane.

One counter, and the list is written in feet

East Zorra-Tavistock runs a single building department, at Hickson, with applications through Cloudpermit, and its permit list is the plainest on this roster. It is published in imperial feet where the municipalities nearby use square metres, and it answers the garage question outright. An attached garage, carport, shed or other roof structure of any size needs a permit. A detached garage or accessory structure needs one at 108 square feet and greater. Installing a new window or door needs one when increasing the width of the existing opening, which means a door hung in the opening already there does not. A second office applies only where the lot is in a regulated area: the township is one of seventeen member municipalities of the Upper Thames River Conservation Authority, regulating under Ontario Regulation 41/24 over hazardous lands, wetlands, valleys and land within thirty metres of a wetland. A headwater channel still produces a regulated area, so the check is the authority's maps rather than an assumption.
