Garage door replacement in London, Ontario

When a new door beats one more repair is set out on the replacement page. A wider door, and the driveway in front of it

A replacement is a chance to go wider, a single swapped for a double or two singles for one wide door. The framing side is on the London installation page. The pavement is a separate rule: a home's driveway in London may take up 50% of the lot frontage and never more than 8 metres, 26.3 feet, and no car may stand in the front yard, so the lawn beside the drive cannot make up the shortfall.

With 12 metres of frontage the cap is a 6 metre drive, and a 16 foot door, about 4.9 metres, fits with a margin. On a 9 metre lot the cap is 4.5 metres, narrower than the door. The City's form for a widening is requested at streetpermit@london.ca, and its reply belongs in hand before ordering.

When the garage goes too

Some detached garages are past carrying a new door, and then the job is a building. The City's rules put accessory buildings in the interior side yard or rear yard, 0.6 metres or more off the side and rear lot lines, with all of them together covering 10% of the lot at most. Measured up to the peak, the building stops at 4 metres, 13.1 feet, above average finished grade, or up to 6 metres if it sits further from the lot line by as much as it climbs. That limit and the roof pitch set how tall the door can be, so an 8 foot door for a pickup is agreed with the framer before anything is ordered. By-law Z.-1 bars a home-based business from using an accessory structure, storage included: a heated shop out back is a hobbyist's, and its door is chosen for that use.

The river flats and their dykes

The flood of July 1883 killed 17. Seven dykes totalling 5.1 kilometres now line the Thames in the city: Ada-Jacqueline, Broughdale, Byron, Coves, Clarence-Nelson, Riverview-Evergreen and West London. The West London Dyke was begun in the late 1880s, before the rest, and its 2,374 metres shield about 1,200 structures and 2,600 residents in Blackfriars, Petersville and Cavendish. The 1937 flood is the highest on record: below the Forks the river stood 21 feet 6 inches above mean summer flow, Broughdale and part of North London went under, and it ruined an estimated 1,100 homes, with the City of London the hardest hit. The Upper Thames River Conservation Authority still draws its regulated area maps to that flood.

Its list of development under Ontario Regulation 41/24 begins with the construction, reconstruction, erection or placing of a building, and takes in anything that makes one bigger. A door set into the existing opening builds and enlarges nothing. A garage rebuilt or extended on a regulated lot is on that list. Check the lot at maps.thamesriver.on.ca: the Authority has been updating its maps of the corridor in the city and says some lots may move into the regulated area and some out of it, so talk to its staff before work starts.

Replacement in the towns

In Dorchester, about 85% of homes predate 2001, so a door still on its first springs is past 25 years of use. In Stratford the clear height above an old garage's header chooses the track before anyone chooses a panel. In Chatham a door facing bare field is bought for stiffness. The price comes after a measurement on site. A door stuck or hanging today is a repair before anything else, and worn parts on a sound door can make a new one unnecessary.
