Dutton has almost no middle. Of the 1,595 occupied dwellings in the Municipality of Dutton/Dunwich, 725 went up in 1960 or before and 165 have been finished since 2011, while the whole 1961 to 1980 stretch that supplies most of the ordinary garage door work in this province accounts for 245. Two vintages, and very little between them
The 2021 census puts 45.5 per cent of the housing here in 1960 or earlier and 10.3 per cent in the decade since 2011, leaving 15.4 per cent across the twenty years between. Nine houses in ten are single-detached, 1,440 of 1,595. The split belongs to Dutton rather than to the region: West Elgin next door is older still at 48.1 per cent pre-1960 but has added only 50 dwellings since 2011 against this municipality's 165, and London is the mirror image, with 52,265 dwellings from 1961 to 1980, the largest single block it has and precisely the block missing here.
So a day in Dutton is one of two jobs. Either a garage older than most of the catalogue, or hardware young enough that nothing on it has ever been replaced. There is no third case.
The old half, where the opening comes before the catalogue
A pre-1960 house in the village grid or a farmstead on a concession road usually has a detached garage on its own slab, put up years after the house and framed to whatever width suited the car of the day. That opening decides the door. Rough width and height, headroom above the lintel, side room for a track and the state of the jamb all get measured before anything is ordered, and a new door for one of them is made to fit rather than pulled off a truck. The door designer comes after that measurement, and installation into an old frame is fitting work rather than a swap.
Short headroom is the common complication. Where there is not enough room above the opening for a boom and a trolley, and the door runs on a torsion spring across the header, a wall-mount unit beside the shaft does what a ceiling opener cannot. The new half, 165 doors that will all age at once
The 165 dwellings finished since 2011 sit mostly on the edge of the village: attached garages with doubles on them, a builder spring pair and a builder chain drive, all first generation. Nothing in that group has been touched yet, and because they went up within a few years of each other they are arriving at first failure within a few years of each other too. The door itself is usually fine. Spring repair and opener repair cover most of it, and a door that came out of its track when a cable let go is an off-track call rather than a replacement. Ask for the repair figure and the replacement figure together and the gap settles the argument.
The municipality writes down what most leave unsaid
Dutton/Dunwich publishes a list of projects that need a permit and a list that does not, and the second one includes, in its own words, replacing a window or a door if the opening is the same size or smaller. That is a clearer answer than most municipalities give, and it means a like-for-like door in an existing opening is not permit work. Enlarging or relocating an opening is, and so is any attached or detached garage or shed, and any building or alteration over ten square metres. Applications go through Cloudpermit to the municipal building department, and anything submitted since 1 April 2025 falls under the 2024 Ontario Building Code.
A second approval catches lots at either end of the municipality, which runs from the Thames River in the north down to Lake Erie in the south. Dutton/Dunwich is one of ten members of the Lower Thames Valley Conservation Authority, and under Ontario Regulation 41/24 the authority permits building or grading in a regulated area of its own: valley lands, wetlands, hazardous land and the Great Lakes shoreline. A new detached garage on the river flats or near the lake bank can therefore be two permits, and the authority's screening map settles which lots are in.
This is the Erie plain, not the London snow belt
Forty-one kilometres does more to the winter here than people expect. There is no climate station in Dutton, so the nearest full record on the same lake plain is Ridgetown, about 35 kilometres west, which is not this village but is the honest stand-in for it. Its 1991 to 2020 normals give a published annual snowfall of 94.0 centimetres, 29.7 of that in January, with a January daily average of minus 4.5. London records 190.8 centimetres between November and April alone, 52.0 in January by itself, because the city sits downwind of Lake Huron and takes the squalls off it while this stretch of Elgin does not. Roughly twice the snow in half the year, one county north.
The conclusion is a negative one. Snow load is not what separates a working door from a stuck one here, so when one fails the age of the hardware explains it more often than the week. On the old half that reads as a perished bottom seal stuck to the slab, rusted rail feet and a jamb that has moved. On the new half it reads as a spring out of cycles.
The door sits on a drive with nothing behind it
Of the 1,335 residents with a usual place of work, 365 stay inside the municipality, 325 go elsewhere in Elgin County and 635 leave the county altogether. Of 1,640 commuters, 1,540 travel by car, truck or van, 70 walk, 10 cycle, and the public transit count is zero. A door that will not lift on a weekday morning here is not an inconvenience with a fallback behind it.
The working population explains the other half of the call sheet: 290 people in construction, 260 in manufacturing and 155 in agriculture, forestry, fishing and hunting, across 4,152 residents spread over 294 square kilometres. Their doors are taller and wider than a subdivision double with an opener sized for the weight, which makes them commercial work whatever the address on the invoice says. Do I need a permit to put a new door in the opening I already have?
Not from the municipality, and unusually you do not have to guess at it. The published list of projects that need no permit names replacing a window or a door where the opening is the same size or smaller, which settles a like-for-like swap outright. Widening or moving the opening flips it the other way, and so does a new garage or shed, or any building work over ten square metres. If the lot runs down to the river flats or sits near the lake bank, the conservation authority is a separate approval under Ontario Regulation 41/24 and its screening map is the place to check an address.
There is barely any room above the door. Can I still have an opener?
Usually yes, but not a ceiling one. Where the header leaves too little room for a boom and trolley, and the door runs on a torsion spring across the top of the opening, a wall-mount unit sits beside the spring shaft and drives it from the side instead. Detached garages framed before standard door sizes existed are where this comes up. Measure from the top of the opening to the underside of the joists and send that figure along with the width, because it decides which hardware is possible at all before anything else is worth discussing.
The house is not even ten years old. Why is the door acting up already?
Because everything on it is original and everything on it started counting at the same moment. A builder spring pair is sized for the door and nothing more, a builder chain drive is a first-generation unit, and neither has been replaced once. When a whole edge of a village goes up inside a few years, that hardware reaches its first failure inside a few years as well, which is why the newest streets generate spring and opener calls while the panels on them are still in good condition.
Repair or replace? I keep getting different answers.
Here the answer tends to follow the build year rather than the symptom. On the pre-1960 side the door is often old enough, and odd enough in size, that replacement is genuinely on the table, so the comparison worth having is what a repair buys against a door made to that opening. On anything built since 2011 nothing is old enough to be worth replacing, and a broken spring, a stripped gear or a cable off its drum is a repair every time. Ask for both figures in one conversation and the honest one stands out.
