A one-plant town asks a different question

Ingersoll has built vehicles at CAMI Assembly since 1989. On 21 October 2025 GM announced it was ending BrightDrop production there, with more than 1,000 Unifor Local 88 members already on layoff after the line was halted in May 2025, and Mayor Brian Petrie called the announcement devastating. In a town where the census counts 1,650 of 7,020 jobs in manufacturing, close to one in four, the question put to a garage door company changes. It is rarely which door is newest. It is whether this part was meant to wear out, and whether one failure ends the whole door. Garage door repair is the honest answer here more often than a replacement is.

Commercial work goes on the same form, and in a town where the census counts 1,490 people in trades, transport and equipment operating occupations it is not a footnote. Overhead doors and commercial openers on a plant or a shop are worked all day rather than twice a day, so the spring and the opener reach the end of their life while the panels are still sound. The decision is scheduling rather than diagnosis: send the door size, the number of bays and the shift that leaves a bay free.

The parts that are meant to wear out

Springs, cables, rollers, hinges, the bottom seal and the gear kit inside an opener are consumables, meant to give up before the door does, and each is changed without touching a panel. On a pre-1961 detached single and on a post-1989 attached double, the two shapes this town mostly builds in, it is the same six parts and the same six repairs. A broken spring is the loudest of them. Cables fray at the drum and are replaced as a pair. Nylon rollers quieten a door that has started to sound like a freight car. An opener that runs and lifts nothing has usually stripped a plastic gear rather than died. A door knocked off its track by a bumper usually starts as a realignment. Safety sensors that refuse to let the door close have generally been nudged out of alignment or filmed over with dust, and the door closes again once the two can see each other.

The three things that actually end a door

A bottom section rusted through, a wood rail rotted where it meets the slab, and an opening that has to change size. Nothing on the van fixes the first two. The third is a decision rather than a fault, usually a wider vehicle, and it is the one that brings the Town in.

Ingersoll's Building Department puts replacing windows and doors of the same size and location on its own no-permit list, so a door hung in the opening already there is not a permit job. Enlarging or relocating that opening is, and so is a door where there was none before. Rebuilding the garage rather than the door crosses a further line: an accessory structure larger than 15 square metres needs its own permit. The Town also names the Upper Thames River Conservation Authority among the approvals a complete application can need: Ontario Regulation 41/24 puts wetlands, river valleys and land within 30 metres of a wetland inside the regulated area, where placing a structure or grading a site needs its permission, and the public maps at maps.thamesriver.on.ca show whether an address falls inside one. Two building eras with an empty decade between

The 2021 census puts 1,695 of Ingersoll's 5,465 occupied homes at 1960 or before, the largest single band at 31%, and 2,985 of them, 54.6% by arithmetic, before 1981. Then the table thins to 490 homes across the whole of the 1980s, the emptiest decade on it, before 665 arrive through the 1990s as CAMI's first full decade runs. So a street here tends to be one thing or the other: built by 1960, with a separate garage at the back of the lot and an opening no catalogue lists, or built after 1989 with an attached double on builder hardware. Single-detached houses account for 3,890 of them. For the older opening, residential doors are fitted to the opening as it stands and the door designer shows what Garaga makes in that shape. For the newer one the chain drive ages out first, and a new opener runs quieter under a bedroom, takes a keypad and works through a power cut. The newer half is still being added to: 1,500 acres came in from South-West Oxford effective 2021, and Oxford County, approving the town's secondary plan in April 2024, put Ingersoll at about 19,000 people by 2046.

A winter that crosses zero and comes back

The 1991 to 2020 climate normals have no Ingersoll station. The nearest long record is Environment and Climate Change Canada's London composite, taken about 30 km west and closer to Lake Huron, so Ingersoll's own lake-effect totals run lower than its snowfall figures. January's daily maximum there is minus 1.6 degrees and December's is plus 1.4, so this is not a place that sits hard below freezing all winter; it crosses zero and comes back most days, through a January averaging 52 cm of snow across fifteen snowfall days. That cycle welds a perished bottom seal to the slab overnight and finishes it when the door lifts. Where the garage is a separate building on an unheated slab the same frost moves it, so a door binding on one edge in March is a track question before it is a parts question.

Sending a job to Ingersoll

Ingersoll sits about 30 km east of London in a straight line, with Highway 401 running along the south side of town, and the work is sent from the London branch. That highway is why a date is offered and a clock time is not: it is repeatedly closed by lake-effect squalls off Lake Huron, including the series of collisions that shut the westbound lanes near town in December 2024 with a further 30 cm forecast overnight.
