Six kilometres south of Exeter's Main Street stands a village that was built as one air force station and whose housing is still, on paper, a single parcel. The village that used to be an air force station
RCAF Station Centralia opened on 1942-09-21, served as a NATO training base and closed on 1967-03-31. The buildings did not come down. They stand six kilometres south of Exeter as Huron Industrial Park on Airport Line, and the park's own site describes them as mostly used by industrial and shipping businesses, with serviced land still on offer next to Centralia/James T. Field Memorial, a registered private aerodrome carrying the identifier CYCE. A door on a shipping building is a commercial overhead door whatever it was first drawn for, and the wear lands in the shaft bearings, hinges and drums rather than in a torsion spring over a two-car house. Commercial doors and the openers that drive them are both serviced and replaced on units of that kind.
Three hundred and fifty-eight homes, one owner, and 377 lots coming
The residential half of the old station is still a single parcel. The Municipality of South Huron describes Huron Park as an established residential area of 202 single detached dwellings and 156 semi-detached dwellings on 57 hectares, and its file for draft plan of subdivision 40T20001, at the northeast corner of Airport Line and Huron Park Road, covers 395 parts: 377 proposed lots and 18 blocks, of which 7 are vacant lots for single detached units and 12 for semis. Take those 19 away and the count lands exactly on the 358 dwellings already standing. Draft approval came in August 2021 with a lapse date of August 2026, and an extension was approved in 2025. Two things follow. The stock went up in one programme in two forms, so whatever has failed on one street is worth looking for on the next. And as title moves to individual owners, responsibility for what stands on a lot, and for the permit covering it, travels with the title instead of staying with the estate.
Two permit counters, both with an Exeter address
South Huron's building department sits at 322 Main Street South and issues for the whole municipality: Huron Park, Centralia, Crediton, Dashwood, Kirkton, Mount Carmel, Shipka, Woodham and the farms between them. Its rule is stated without hedging. A permit is required for all structures occupying an area greater than ten square metres, and new homes, detached garages, sheds and workshops are named on that list. The no-permit list is just as plain, and it includes replacing existing windows and doors without increasing the opening size. Applications have gone through Cloudpermit since January 2022, and building@southhuron.ca answers on a given property. The second counter posts from 71108 Morrison Line: the Ausable Bayfield Conservation Authority, at the Morrison Dam Conservation Area two kilometres east of town. It regulates under Ontario Regulation 41/24, in force since 2024-04-01, and it looks at watercourses, hazard land, slopes losing ground to erosion or slumping, and flood-prone land beside creeks, rivers and municipal drains. Its mapping portal is how a landowner finds out whether a given lot is inside that boundary. The tally here is short. Swap the door and leave the opening alone, and neither counter is involved. Put up a detached garage bigger than ten square metres and Main Street is. Do it on a lot inside the regulated boundary and Morrison Line is too.
Thirty-six per cent of Exeter predates 1960
Exeter counts 2,175 occupied private dwellings. 785 of them, 36 per cent, were standing by 1960, and 1,395, 64 per cent, by 1981. Statistics Canada counts 1,450 single detached houses, 390 apartment units in buildings below five storeys and 205 row houses. On a lot pegged out before the car, the garage is usually something added afterwards, standing on a slab of its own at the back, and an opening framed by whoever built it rarely comes out at 9 by 7 or 16 by 7. That measurement decides whether a door is picked or ordered. What wears on a detached garage of that age is whatever carries the weight: springs and cables first, then the rollers, hinges and track that the repair page covers.
The town is filling while the townships empty
Between 2016 and 2021 Exeter grew 4.6 per cent, from 4,649 people to 4,863, while the Municipality of South Huron around it shrank 0.3 per cent, from 10,096 to 10,063. The municipality holds 4,340 occupied dwellings across 425 square kilometres at 23.7 people per square kilometre, 3,390 of them single detached, 2,880 of them standing before 1981, and 235 reported as needing major repairs. The median age out there is 50.0 and 28.8 per cent of residents are 65 or over. That splits the work: implement sheds and shop doors on farms through Stephen and Usborne, older houses in the villages, and the 110 dwellings added inside Exeter between 2016 and 2021, where the door and opener are usually still the builder's. Winter tests both. Exeter has no climate station of its own and the nearest 1991 to 2020 normals bracket it: London, 45 km south, averages -5.4 °C in January with 52.0 cm of snow, and Goderich, on the Lake Huron shore, averages -4.6 °C. Cold thickens the grease on a rail and steel moves with the temperature, which is when opener faults and safety sensors out of alignment get noticed.
Repair or replace, and how to start it
Age settles most of it. On a pre-1960 house with a garage added later, a hinge, a roller set, a cable or a spring is worth doing and the door stays where it is. Once the bottom section has gone soft, spending on the spring first buys nothing, and the opening measurement becomes the real question. On the streets built since 2016 the call is more often the opener or the springs than the door. That follows the title, and it is worth reading before anything is ordered. Huron Park is 202 single detached and 156 semi-detached dwellings on 57 hectares, and draft plan of subdivision 40T20001 at the northeast corner of Airport Line and Huron Park Road proposes 377 lots and 18 blocks over that same ground. Draft approval dates from August 2021 with a lapse in August 2026 and an extension approved in 2025, so while the file is running the answer at one address can differ from the answer next door.
The lot backs onto a municipal drain. Do I need a second permit?
Possibly, on top of the municipal one. The Ausable Bayfield Conservation Authority works from 71108 Morrison Line at the Morrison Dam Conservation Area, two kilometres east of town, and regulates under Ontario Regulation 41/24, in force since 2024-04-01. It looks at watercourses, hazard land, slopes losing ground to erosion or slumping, and flood-prone land beside creeks, rivers and municipal drains, and its mapping portal will check a lot against the regulated boundary. Refitting a door where an opening already stands is not work of that sort. A new detached building on a regulated lot is.
Will a stock door fit the garage behind an old Exeter house?
Often not. 785 of the town's 2,175 dwellings were up by 1960, and on those lots the garage tends to be a separate structure raised afterwards rather than part of the original build, so the opening is whatever size suited whoever put it up. Four figures settle it: opening width, opening height, the headroom above, and the run behind for the track. Send those with a photograph. An off-size door is built to order and does not come off a van.
The building is one of the old station units on Airport Line. Is that a commercial door?
Treat it as one. The park describes its buildings as mostly used by industrial and shipping businesses, so the door is on loading duty however it started life, and that shows as worn shaft bearings and hinges, and drums out of balance rather than as a household torsion spring letting go. Commercial doors and commercial openers are both covered. Settle who owns the building before the work is booked, because on Airport Line the occupier and the owner are frequently two different parties.
