Garage doors in Sydenham

Two ways in, about 140 km, and what same day means here

From Nepean the van takes Highway 15 south through Smiths Falls to the Elgin area, cuts across on Chaffeys Lock Road and Opinicon Road to Perth Road, and comes into the village on Rutledge Road: about 140 km, and slower than the number suggests because most of it is two lanes. Or it stays on the 416 and 401 to Kingston and comes north on Sydenham Road, which is longer and easier in bad weather. Either way Sydenham is the far end of the Ottawa run.

A same-day call at 140 km is a van committed for the day and booked into a route, and Protech says so rather than promising an hour. The village on the line between limestone and granite

Sydenham sits where the St. Lawrence Lowlands meet the Canadian Shield. The Cataraqui Region Conservation Authority's 2017 fact sheet on the lake says it outright: the southern majority of Sydenham Lake overlies limestone while a northern section is on the Shield, and the village is at the lake's west end, at the dam. The Shield here is the Frontenac Arch, gneiss, granite and marble more than a billion years old, running from Algonquin Park to the Adirondacks under thin soil.

That matters for the slab a garage sits on, and it is a fact about footings, not about doors. The Ontario Building Code's table of minimum foundation depths, 9.12.2.2, gives one answer for soil, below the depth of frost penetration, and a different one for rock: no limit. A garage on the granite side of the village can sit on rock that does not move. One on soil sits on a footing that has to go below the frost, and if it does not, the slab lifts in February and settles in May. Protech does not pour slabs. What it sees is the door reporting the slab: a door that drags on one side in March and clears in June, a bottom seal with a gap that comes and goes. Who lives here, and what they open

South Frontenac counted 20,188 people in 2021, up 8.3 per cent on 2016, in 7,935 occupied dwellings, of which 7,645 are single-detached houses and 7,350 are owner-occupied: 96 and 93 per cent. Sydenham Lake is 780 hectares, 36.6 metres at its deepest, held within a 0.3 metre range by the conservation authority's dam in the village, and it is the village's drinking water.

The houses split by age more evenly than in the river towns: 1,820 from 1960 or before, 2,065 from 1961 to 1980, 1,125 from the 1980s, 1,205 from the 1990s and 1,720 since 2001. So the door on a Sydenham call can be a wooden one on a century farmhouse or a builder's double on a 2019 house on a new lot, and the first question on the phone is which. The township office is in the village

Sydenham held the offices of Loughborough Township and became the seat of the Township of South Frontenac when Bedford, Loughborough, Portland and Storrington amalgamated on 1998-01-01. The building department is at 4432 George Street, in the village, so the permit question is answered a few streets from the door it concerns. The township exempts a storage shed of not more than 15 square metres, one storey, detached and without plumbing. A garage needs a permit, and a detached garage over 55 square metres may need a BCIN designer. A new door in an existing opening is not a permit.

Winter on both sides of the line

The Canadian Northern Railway once ran through the north end of the village and made the first rail link between Toronto and Ottawa. The winter is the Kingston winter, a January daily mean of minus 7.0 in Environment Canada's 1991 to 2020 normals, and the Ottawa page covers what cold does to springs and openers. What is different here is the Shield side: a garage on rock has no frost heave, so a door that drags there in winter is more likely the door's own problem, stiff grease or a spring on its way out, and that is a repair. Repair or replace, on the lake

A spring pair on a 1995 attached double is a repair. A wooden door on a 1940s detached garage with the bottom rail gone at the slab is a replacement. On a lake house the choice often turns on the building rather than the door: an insulated door on the garage that is also the winter workshop pays for itself; the same door on a detached shed nobody heats does not.
