Garage door replacement: when a repair stops being worth it

Most doors that get replaced could have been repaired. The question is not whether a repair is possible; it is whether it is the last one. Four cases make replacement the better answer, and everything else is usually a part.

The door has been hit

A vehicle impact bends track, creases sections and pulls hinges. A single creased section can sometimes be swapped if the model is still made and the colour still matches, which after a few years it often does not. Once two or more sections are damaged, or the hinge points have torn, a new door is both cheaper and safer than a rebuilt one.

The bottom section has rusted through

The bottom of a garage door lives in meltwater, road salt and grit. Steel goes at the bottom section first, and once the retainer holding the weather seal has rusted out there is nothing left to fix it to. A rusted bottom section is the most common honest reason to replace an otherwise reasonable door.

Environment and Climate Change Canada says about five million tonnes of road salts are used in Canada each year to deal with ice and snow on roads.

Repairs are stacking up

One spring is a part. Springs, then cables, then rollers, then hinges inside a couple of years is a door telling you its hardware has all reached the same age at the same time, which it has, because it was all installed on the same day. The door is wrong for the garage

A single-layer door on a garage that is now heated, has a room above it, or has become a workshop is not broken. It is just the wrong specification, and no repair changes that. This is the only one of the four where the door still works perfectly. Whether an insulated door is the right answer depends on what the garage is attached to, and the guide works through that before anything is ordered.

What carries over and what does not

The opener often carries over, if it is sound and powerful enough for the new door, which may be heavier. Track and hardware usually do not: they are sized to the door and they are the cheapest part of the job. Springs never do, because they are sized to the weight of the door they hang on.

What replacement actually involves

The opening is measured, headroom and backroom are checked against the models that will fit, the old door and its springs are removed in a controlled way, and the new door is fitted, counterbalanced to its own weight and tested by hand before the opener is reconnected. If you sign the contract at home, Ontario's Consumer Protection Act rules for contracts signed at the door or in the home give you 10 days to cancel for any reason, counted from the day you receive the written copy, and up to one year from signing if the contract leaves out information it has to include.
