Power at the ceiling, under Ontario rules

An opener needs an outlet beside the motor head, and where the ceiling has none, or a detached garage has no circuit out to it, the outlet is the first job. In Ontario that wiring belongs to a contractor holding a 7-digit ECRA/ESA licence, the only kind of business the Electrical Safety Authority lets do electrical work in a home, or to owners in their own house who file with the ESA before starting. Ask to see the number.

When the work passes inspection, the ESA issues a Certificate of Acceptance, which it calls important for insurance and resale; file it with the house papers. The outlet goes in first and the opener after.

Condominium townhouses: the board before the bracket

At the 2021 census, 28,475 occupied London dwellings were in condominium, apartments among them. A declaration fixes where each unit stops, and so whether a garage door is the owner's or a common element; a part one owner uses alone, the balcony being the usual example, can still be an exclusive-use common element owned by the corporation. The Condominium Authority of Ontario says most changes an owner proposes to common elements need board approval and a formal agreement under section 98 of the Condominium Act. Headroom above the opening

Where the rail cannot go and the door hangs on a torsion spring, ask about a wall-mount unit beside it, which also needs side room.

Out of town
